Moving in: Related buying U-Haul site in Chelsea with plans for 22-story building

The Related Companies is in contract to buy a portion of the U-Haul Site On West 23rd Street at the corner of 11th Avenue, where the developer plans to build a 22-story, 140-unit mixed-use building spanning 288,000 square feet.

Amerco, the Las Vegas-based parent company of the self-moving and storage firm, has owned a handful of properties that front 375 feet along the south side of 23rd Street since 1977, property records show.

U-Haul uses the three-story building at the corner, 170 11th Avenue, for self-storage and vehicle repair, while another building down the block at 536 West 23rd Street stores pickup trucks and large moving vans.

Robert A.M. Stern Architects’ Design For 555 West 22nd Street Revealed In West Chelsea

A new rendering has been revealed for 555 West 22nd Street, owned by Related Companies, confirming YIMBY’s last report on its future as a residential building. The West Chelsea lot is currently occupied by low-rise commercial and residential structures as well as a U-Haul lot, however demolition permits were filed in February of last year. Related acquired these properties and adjacent air rights for a total of $234 million.

Combined with plans for 511-525 West 18th Street, the latest reveal shows that Related is doubling down on their holdings in West Chelsea, which makes perfect sense given the booming commercial developments just a dozen blocks to the north, at Hudson Yards.

Permits appear to have been filed for the low-rise adjacent to the high-rise, pictured at left in the rendering below. That portion will offer 109,950 square feet of combined residential and retail space. 87,550 square feet will be residential space, with 39 units averaging 2,245 square feet apiece, indicative of very large condominiums.

Applications have yet to be filed for the 26-story component, however, it will evidently be substantially larger.

With the property running the length of 11th Avenue between West 22nd and 23rd street, the structure will be directly across from the Hudson River Greenway. The ground floor will feature lobbies for guests and service access. A range of amenities compromised of a lounge room, event and game center, business center, and gym area will also be included.

In addition, the building will offer a basement pool complete with lockers, bicycle storage, and a dog spa.

Floors two through four are slated to feature private gallery space which will be shared with 13 condos.

Residents will find the High Line a block away as well as immediate access to bus stops on 11th Avenue and 23rd Street. The subway stations closest to the property are found at 23rd street on both 7th and 8th Avenues, offering service on the A, C, E, 1, 2, and 3 lines.

SLCE Architects is the architect of record, while Robert A.M. Stern Architects will be the design architect. Given Related’s track record and proficiency with developing in the neighborhood, a 2020 completion date is a reasonable estimate.

Its often projects like this that constitute a large proportion of NYC construction. Behind every skyscraper visible u/c, there are 4-5 mid rises somewhere in the city limits rising. Often, the very tall towers are the ones visible, but behind the concrete jungle, and sometimes on far fetched streets in the outer-boroughs, there is a development tucked in. Just drive around Brooklyn or Queens one day to see what I mean.

I'll work on another list sometime, but the increase during this cycle in developments in the 16-25 floor range has been outstanding. The average height as a whole per ALL boroughs has been increasing as well.

NYC is becoming more and more a vertical city. More so than it already is! :cheers:

Updated Design Revealed For Robert A.M. Stern’s 555 West 22nd Street As Excavation Makes Headway, In Chelsea

The project is composed of a 26-story main tower, with a small low rise portion to the east. The light facade, possibly limestone, matches most of RAMSA’s recent work in New York City, like 70 Vestry Street, down in Tribeca. A flat crown will cap the roofs of both sections of the project. Landscaping will accompany and line every setback, although its prominence has decreased in the new rendering.

The site runs along Eleventh Avenue between West 22nd and 23rd Street, across from the Hudson River Greenway and Pier 62 at Hudson River Park. Amenities will include a lounge room, event room, a game center, a business center, and a fitness center. There will also be a basement pool with lockers, a bicycle storage area, and a dog spa. Views of the Hudson River and uninterrupted sunset vistas will compliment every window along the symmetrical western elevation.

While the ground floor is comprised of the main lobby for residents, the second and fourth floor feature a private gallery space along with the first 13 residential units. The overall profile matches the average building height in the vicinity, the white facade will also match the light tones of 551 West 21st Street, directly across the street to the south.

Related’s Robert A.M. Stern-Designed 555 West 22nd Street Making Quick Headway In West Chelsea

A new photo shows a large amount of rebar waiting for the concrete pours to form the slabs and columns of the cellar levels. The foundation walls on the easternmost part of the perimeter are finished while the rest of the walls are continuing and awaiting their final form. The first pieces of the construction crane are already on site and in position. It sits towards the central interior section of the property. Several areas of the foundation slabs are also finished while excavation appears to be mostly completed. Work on the building should reach street level sometime this summer and most likely rise several stories by the end of 2019.

This will be Robert A.M. Stern’s first residential project in Chelsea and it is set to stand 26 stories tall. The development will come with amenities such as a lounge room, an event room, a game center, a business center, a fitness center, a basement pool with lockers, bicycle storage, and a dog spa. The views of the Hudson River and uninterrupted sunsets are a prime feature for a number of apartment units, some with private outdoor terraces on the western elevation.

A completion date for 555 West 22nd Street is expected to be sometime next year.

This guy should open an architecture school. Need young potential architects to be inspired by real materials, with eye-catching proportions, instead of the boring, cold, dystopian glass buildings.
