Thanks for the nice updates Phx06. Looks like Derby is a slow process.

It's moving faster now. Pouring about 1 floor per week on the last 3 floors. So it should start ramping up in height pretty quickly.

Tough to get a clear shot with a camera but Adeline is clearly visible all the way from South Mountain. The gap between downtown and midtown seems to be shrinking by the day.

Phoenix is looking amazing especially considering to where we were just a few years ago. Really looking forward to the next round of projects kicking off too, Astra, Central Station, Palm Court should all be noticeable additions.

just put an "h" right before the .jpg which will resize your photos.

Thank you, I knew it was something simple.

I noticed that Kenect's website has the first available move-in dates as March 15th now, rather than February 15th. This is the fourth time they've pushed it back.

Drove past there Saturday looked like they were still doing last minute touch ups

CrestedSaguaro Jan 26, 2021 8:05 PM

They still have the roof-deck/pool area to finish up.

Downtown is starting to fill in the gap between updown and downtown which is cool to see. I think the next developments will make downtown more dense. Astra is going to take up a lot of space and so will the Central Station project. Projects like the McKinley, Skye, X Basecamp, and Palmcourt will continue to make downtown more dense. There are still some huge lots that need to be filled to solidify downtown like the lot right across from the Westward Ho.

Skye is going to make a huge impact on the skyline, especially my old view from I-10 westbound. It might hide a few buildings behind it but it's a lot of bulk.

I wish some of the towers off Roosevelt like True North's or that Davis proposal would get off the ground.

PHX06 Jan 26, 2021 10:18 PM

I agree. We definitely need more towers between The Stewart and BMO to join downtown and midtown. Is there anything planned for that lot beside the The Old Spaghetti Factory?

I almost feel like True North bit off more than they can chew. Trying to develop that many projects on that many lots is tough. When the current pandemic ends, I hope they are able to get back on their feet again.

Speaking of True North, the Moon Tower project that is proposed on the lot where Meow Wolf was supposed to go has submitted a site traffic impact analysis a few days ago. So, a little movement on that one. I can't find anything on the owner of the lot (BBD LLC based in Scottsdale). So not sure if this really is a new project or if it's Meow Wolf incognito.

There's nothing on the lot in the form of plan reviews or permits that I can find newer than 2014. I think there was immense neighborhood opposition to anything taller than 175' on the lot when they were requesting a height increase. I haven't heard anything on it since. If anything, it will probably be nothing more than 6-8 floors at most.

Have there been any updates on the big development at Central and Indian School. “The Central Park” I think it’s called.

I have no real knowledge on it but that one always felt too ambitious to be real to me, if demand for that type of space is real I'd much rather see it come in further south than Indian School. Downtown would be much preferred versus extending the uptown skyline North more.

Jmodrak12 Jan 27, 2021 5:00 PM

does anyone know what is going in on the corner of McKinley and 3rd street? Was a parking lot with a covered parking area.

biggus diggus Jan 27, 2021 5:20 PM

They're going to stack shipping containers and use them as apartments.

I have noticed that a lot of projects don’t close escrow until all the entitlements are approved.

So if it’s a long time owner of the lot, it’s probably safe to assume that there still in partnership with the developer. That is to say if the developers kept the project or it’s the same developer. But incremental news is good news.
