Was downtown for a show last night - noticed the parking lot on the west of 3rd Ave just north of where the Goodwill is going is all fenced up and big signs that say 'no parking'. Is this a site for a project? There were some shipping containers on site that seem like they were related to construction work.
btw - its amazing how many cranes are up on the north end of downtown. With more to come even... |

Very good to see movement on that project. Getting a high-end hotel in that area might attract other brands that don't exist yet Downtown. The condos might also kickstart a missing component of the downtown residential boom as well.

Stayed overnight in downtown as I met up with a few old friends/coworkers. This was my first time seeing all the new development as I no longer work in area. Seriously excited with all the new builds.

Can someone confirm the status of this old house-converted restaurant on the SEC of 3rd Ave & McDowell? For years it's been various cafes and wine and cocktail joints. It appears it is now a new wine bar. It is a really cool old cottage with a unique shingled/shake roof type. It always had a crummy asphalt shingle roof that looked like a cheap repair over half of the roof that bothered me. Now it looks like it might be getting renovated correctly. Although I'm still afraid of an ugly paint job.

Now, I wish the old synagogue on the NWC (recently the old pawn shop), as well as the building immediately west of that would get a proper renovation. I went into the house just north of the old pawn shop when it was an open house years ago. I saw the walled off underground walkway between the house and what was the synagogue. Has anyone heard about these 2 projects? I believe the 1st & Pierce was mentioned a while back
1st & Pierce Clayco Realty Group has submitted a pre-application to the Planning and Development Department for 1st & Pierce, a 36-story high-rise tower it is planning on 0.9 acres at the NWC of the intersection. Something new 509 West Monroe Tower LG Development Group submitted a Downtown Code Fact Finding meeting request to the Phoenix Planning and Development Department as part of a pre-application last November. New ASU Medical School!!!
Dr Michael Crow is live right now announcing new ASU medical school. Not sure of location yet but I hope it's downtown since they keep referencing the PBC. Hopefully not Desert Ridge area by Mayo. ASU also recently joined AAU so the timing of it all makes sense.

Big news for Phoenix. There are/will be some very strong healthcare options between Mayo’s continued expansion plans, Creighton, Barrow, Univ of Arizona and now ASU. Lots of Biotech jobs and development will be a very nice byproduct and important to the health of the valley by diversifying some of the economy further.
My gut tells me ASU will plant this adjacent to the east end of Mayo where they already have some newer research buildings and will be synergistic to the envisioned Mayo biotech hub. Alternatively I wonder if they plop it downtown? This could be jet fuel to downtown development if the med school etc gets developed there. Tons of students, jobs and the residential and commercial demands that come with it. Wouldn’t surprise me if ASU commits to building a “flagship” hospital as is pretty standard if they want a full slate of residency programs and clinical revenue. |

ABOR has long historically opposed the development of a medical school in Phoenix. The fact that UofA is in Phoenix is because of that history. ASU always got the short end of the stick with medical education and as time turned out, the two institutions never got along. I have a baseball cap with ASU and UofA's logos made from that partnership and it is abundantly clear nothing like that will never be made again. I don't know the specific history of this and that, but ABOR always seemed to have been dominated by Tucson-area interests. I am simply bewildered that ASU is allowed to do this all of a sudden. This change of policy is as far from left field as I could imagine. |

ASU on the rise yet again.
The national education rankings services should have ASU climbing upward as not having a Med School seems to have always held them back from getting a higher rating. When that baby starts to roll this can only help. Also to be connected at the hip with Mayo, you would think, would indeed get those rating services attention.

The Mayo Clinic campus seems like a good bet, but you would think ASU would want a school like this on one of their bioscience research hubs especially when they just announced the midtown hub.

Pay attention class! I've posted each and everyone of these developments. Heck, I just clarified VeLa and 1st and Pierce on another thread earlier today. These are all searchable on here and are listed on the Phoenix high-rise Wiki and a few other places. The big green one is VeLA (293') and should be breaking ground this summer. 1st and Pierce is a 382' proposal adjacent to VeLa at the former site of the Phoenix Public Market Café and is only proposed right now. Both are Clayco developments.

Interesting note on that monroe tower - the location of the site is almost perfect to where the tower will visually be right at the end of grand ave. It should quickly become an identifiable and iconic building for that reason alone, and especially as grand gets more popular.

While on the subject of historic buildings, Monroe Street Abbey 2 blocks east (the church ruins in front of X Phoenix) would be real if someone picks it up and turns it into an event space, or museum, or even a beergarden/microbrewery. I think those 2 projects alone can really turn around the area, but it'll be close to impossible to do something about them unfortunately unless the city were to chip in and provides alternative housing... |
The Edith?
For those in the know, has anyone heard any updates re: The Edith? This was the proposed project going in the parking lot right next to Hanny's (SEC of Central/Adams).
I heard that this project recently changed hands and new Developer is moving forward w/ the hotel component with a scheduled groundbreaking date in October? Any truth to this? |

Did a quick search on Edith and found an updated presentation (November 2022) that has some interesting stuff. Check out page 19. Looks like they are going to build Edith over the top of Hanny's and update the façade. Haven't seen this rendering angle previously. Also page 21 states an additional floor has been added. So that answers my height question. That should bring the height up to about 220'ish.

If expected opening truly is Q3 2025, then groundbreaking should occur over next couple of months. 17 stories is some decent height, with a rooftop bar & pool. Modern/upscale restaurant will also be a nice tough. Renderings look great. |
