My apologies - I think I confused two different projects. Here's the main link:

This one is at 6th St and Garfield.

I forgot to mention if you scroll down the article far enough, you will see the powerpoint which shows several renderings and the location.

1st St and Jefferson - 285’ high rise

Hi all,

Saw this pop up on Facebook. I don’t want to lose this warehouse entirely, but I think I support this if they will truly move forward with a 285’ high-rise in that location.

"The new structure would overwhelm the entry point of the Warehouse district from the standpoint of urban scale..." SMH, I'm sure they said the same thing about the Copper Summit highrise. To heck with that, imo. I support the project. Plus the renderings look nice enough. I feel the more mixed use buildings we have, the more residential too, the better. Once covid goes away, everything will bounce back with full force. I think this would lead to greater development within the warehouse district. Just my thoughts.

Very nice!! This is the Thunderbird Legacy project, glad to see this is moving along

Diamonddave Sep 28, 2020 2:37 AM

I like how the warehouse is incorporated into the design of the tower. It reminds me of that old warehouse building in San Diego that was incorporated into Petco field. Very nice I also hope this moves forward.

They're really talking up luxury hotel being a big deal, might be affected by the virus.

Great find! Hotel wise this would be perfect for the Loews, if i recall correctly a few years ago another developer targeted the Loews for the entertainment concept development.

All I did was Google "Thunderbird Legacy"

PHXFlyer11 Sep 28, 2020 3:22 PM

I dislike these long towers like the Sheraton. I'm in favor of this project, but would much prefer one taller tower and leaving the warehouse in tact on the rest of the parcel. Although i Know FFA would probably prevent a taller tower and one long tower is cheaper than three narrow towers. Oh well, see if this really happens.

I just wish they wouldn't allow these to be demolished unless construction was immanent.

X Basecamp

With the recent approval of the 8 year GPLET and them closing on the land they should be starting construction very soon.

That’s actually a good idea, the hospital is now empty and the area where Andre house is now is just completely overwhelmed and has been for at least a decade.

That would also probably open up the area between 7th ave and the capitol for better developments

Didn't they just renovate the first floor a couple years ago?

Correct. The height increase has already been approved along with Astra and it's peseo.

In regards to the Thunderbird Legacy, the tower looks fantastic. It probably can't go any higher than it's proposed 285' as the lot I believe is already only zoned for 255', so we're already looking at another height increase request on that. This one may be a little tougher to get the additional 20' due to the proximity to the flight line, so we'll see how the FAA reacts to that request. Also, it looks like the warehouse portion is already being integrated into the structure or at least the facade?
