Yeah, the City made a huge mistake not choosing that other developer for the Hyatt Garage RFP.

Quick tidbits to share:

• So apparently The Edith is still alive and a full go. Foundation permits have been fully approved and other permits are on the pipeline. The City has asked the developer to slow things down and not break ground until after the Super Bowl. The site will be the entrance to the NFL Experience and they didn't want a huge construction site on national media/TV. It's a bummer it'll be almost a year till groundbreaking but at least it's still a go. Bright side is at least some confirmation that the NFL Experience and block party is back.
• Hyatt Regency RFP will once again be re-issued sometime in 2023. They want to wait for the Super Bowl to pass before moving forward

They want to hold the block party on that tiny lot? Why not do it in the Lot south of Palomar and adjacent to the suns stadium or at hance park 2 blocks off Roosevelt?

If you remember the block party from 2015, it had many entrances and stretched various blocks. Think they're just saying that it will be one of many entrances (maybe a main one since right on Adams heading into the Convention Center). I'm sure the festivities will extend to all those places you referenced. Concerts will then be at Hance Park, if I remember correctly.

This must mean that they will wrap up all the light rail construction Downtown prior to the Super Bowl as well. That would be a horrible backdrop on national TV. Washington/Jefferson/Central/First are all completely torn up right now.

I think that was a silly decision by the City of Phoenix. Chances are, the Edith would have easily been done by the Super Bowl if they would have started on time. Sometimes, I just don't know where the city comes up with this stuff. :shrug:

Edit: Now I can't help but wonder if this had anything to do with them not selecting Hines for the Regency Garage? Hines specifically stated in their RFP proposal they would be about halfway through with tower construction with only the hotel portion opened in time for the Super Bowl.

The only thing I can think of is that maybe Edith developer was dragging their feet as well and perhaps put the project on hold due to the pandemic (while many others went full steam ahead). And when project was ready to move forward...it was probably too late and this is when maybe the City told them to delay things a bit.

As for your 2nd point, it may be related. I understand that construction and perhaps some sidewalk/road closures is not ideal, but 2 big cranes in downtown displaying on TV can also be a sign of a booming downtown.

Oh well...hopefully another crane to count in Q1 2023.

Even on a site like this they can't make anything reasonably dense or sustainable.

Lennar is putting their typical sprawl product on 99th Ave and Thomas which is the bulk of the site... doesn't look like plans have changed since this was previously released.

99th and Thomas would be a great place to add some value to that part of town but this is seriously missing out.

More high-density build-to-rent would be nice so that hedge funds would stop snatching up affordable single-family homes in the valley and driving up the prices for the middle-class.

There is big-time work on the plot of land north of the 202, west of 40th ST!!!! Lots of grading and ground work to prep for construction.

Disappointed that the site doesn't appear to allow for a through connection for the light rail. I mean, I'd probably do a freeway corridor at this point to serve all points north, but this is constricting.
