This will fill a huge gap/eyesore Downtown once it's developed. I hope ASU nails it.

Not sure if anyone had seen this from last week. I wonder how this will affect the Bio Campus.

I think that deal feel through with the Dr. a while back. This is proceeding without him as far as I know.

That guy has been wasting Phoenix's time for like a decade now. Good riddance.

Not sure if this was posted and since its over a week old, it may have been.

Also, here's a shameless plug to a google chrome extension I created last week. This will get you past the paywall. Poor mans BJ reader. Install the extension and when you are on a locked PBJ article, click the icon. Once its been clicked it, it will unlock all future locked articles.

Thanks CR again for the bizjournal extension for Chrome! Nice to see people on the PHX thread that are nice and helpful (for the most part) unlike some other threads....

Me too! Was one of my favorite places. I loved the food and the bar type vibe. So glad they're coming back!

Great news, my girlfriend loves this place.

Phoenix approves sale of land at center of Nowakowski controversy

Good to see this moving forward. Construction must start within 18 months so hopefully by this time next year, there will be some movement on The Fillmore site.

Hopefully. This development has been taking far too long!

*Edit:
I couldn't help but notice in this rendering there appears to be a pedestrian walkway or something cutting through the blocks. Does anyone know if this is planned on getting built?

I hope so. The part of the project has been referred to as the "Paseo." It's viewed as way of countering the extremely long block lengths in that part of downtown, where most north-south streets run a full quarter-mile between Fillmore and Van Buren without interruption, diminishing the area's walk appeal.

ASU Diablo Jul 7, 2017 7:34 PM

from the article, so it looks like it's a requirement in order to get the city funds!

Quote:

The company had originally requested a property-tax break from the city, on the rental portions of the project, but that wasn't part of the final deal council members approved.

But the city is still providing the company with a valuable incentive — a $3.1 million reimbursement for "public-infrastructure improvements." Trammell Crow's plans include construction of a new street and pedestrian paseo that will run through the development and connect with surrounding streets.

So, Alta Fillmore occupies the block on 7th/Fillmore (not shown in the rendering). I don't think there is a space between Alta and the adjacent building South of it to fit the "Paseo". I'll be passing Fillmore later this afternoon...guess I will have to verify

So, yeah. I drove by Alta Fillmore and it definitely comes close to the building just to the South (the long building with the 2 blue attached awnings in the lower-center of the rendering). There's maybe 6' of separation. Not sure how the Paseo will be built in the section of the block.

*Edit
Actually, looking at Google Maps, the building I was speaking of no longer exist. Alta Filmore almost abuts the next building over. Here's a Google Map view of where the Paseo would go according to the rendering...

The Melrose Liquors Building Is for Sale

So the Melorse pink liquor store is saved from demolition and up for sale. Bad call IMHO. I hope someone really puts some creative use to the building. But I have a feeling it will stay as is for some time.

That's the frustrating part--lots of furor when it's slated for demolition, much less furor when it's sitting un- or underutilized for decades. Article does say there are two investors looking to buy the building. I guess we'll see.

NIMBYs and antis have an inherent desire for inertia. They don't like to see their city change from how they knew it, especially if they feel shutout by gentrification or have some inherent bourgeoisie disdain for renters on the other side of the economic spectrum. Even tho it doesn't actually affect them, they'd rather see something lay vacant in the perpetual hope that "someone" will rent it out and bring it back to whatever glory it had in decades past rather than it being torn down and replaced with, well, anything.

After watching gentrification battles for a long time in SF where people bitch about the changing skyline of all things, I think it all boils down to a larger entitlement complex people don't give up when they live in a city. They somehow think they own their street parking spots, their view, their nostalgia, their apartment they don't own, the economic class and race of their neighbors, the mix of shops nearby, etc and fight tooth and nail when somebody tries to take it from them or threatens to change it.

It's totally absurd, juvenile behavior and a sad reflection of the human condition.

For the most part, I agree. In Phoenix, however, a lot of the newly found anti-gentrification sentiment seems to be among renters who disdain owners or even other renters who can pay more. Witness the hysteria over "condos" on Roosevelt Row and other rapidly developing areas, even though the vast majority of what's being built there is actually apartments. There's definitely some classism at work, but if flows in both directions.

My assumption is that a NIMBY won't be able to afford to purchase and 'save' the liquor store. I would imagine a developer will buy the liquor store and re-purpose it.

To the opposite, it was a miracle that someone with a ton of $ was able to save the David & Gladys Wright House in Arcadia. Although, the buyer pool does get bigger when the building/house is actually worth saving.

IMO - the liquor store will get redeveloped, it's just going to take longer than it could/should have.
