^ Is that the Vinoly tower? If so, I'm a little bit disappointed by the base. I am liking that unit count though, is it still going to be 750-850 ft?

Hard to make too many judgements based off this one rendering alone as we don't know what the upper half looks like or if this is even the right design. But, I'm pretty underwhelmed. The first thing I thought of was 1130 S Michigan or an older highrise along LSD and I'm not sure that's a great idea for bordering Grant Park.

it also appears to be only taking half the size of the lot...so a 2nd tower is also planned?

that figure came from one of our forumers who saw drawings on this one back in January or February of this year. It's all in the old Boom Rundown thread if you want to dig back. It might not be right, but it's the best height info we have at the moment.

EDIT: I went back and dug up the old posts from "Arm&Kedzie", and he said the drawings he saw showed 70 floors with the top of parapet at 830'.

Thanks, I remember now. This will have to go back before the plan commission anyway for amendments and I'm sure we'll get more specifics then and there.

At 830', this would become the tallest all residential tower in Chicago. That is in fact it's all residential, not including the base.

Will still fall short of 451 E Grand which will be ~850 ft and is truly all residential. Of course that is if this project doesn't grow in height, which it may very well do.

I don't know if this is related to the impressive unit count cited here, but one important thing to keep in mind here is that Crescent Heights also holds the large development parcel just to the south across Indiana.....hopefully they'll be moving on that one this cycle as well.....

830' is the parapet height, but my drawings show a decorative rooftop structure that goes up to 862'.

Also, there are liner residential units on the parking section of the tower, so no blank parking podium on this one. I guess those park views are just too valuable to waste on auto storage.

With a project this big and valuable I'm surprised they're not going with underground parking so that they can maximize the amount of park views

The parking areas will be tucked into the southwest corner of the building where there are no park views and another large tower is planned (eventually) right next door. Both the Roosevelt and Indiana frontages of the building will have liner residential units.

I'm not sure where the 30,000SF of retail comes in... I think it has to be in another phase separately from the tower. And 1900 units? No way you fit that many into a tower, even at 830'. One Museum Park has 289 units. Even this building, which is heavy on studios and 1BDs, would probably land shy of 1000 units.

Don't forget that despite being skinny and only 38 stories tall (34 for just the residential portion) the Block 37 tower will have 696 units. That said, I'm leaning more towards Spyguy's finding of 1,200 units to be the more likely one if this tower remains to be 830-860 ft range. If it does end up growing a lot then the 1,900 units may be a possibility.

^^^ Sam is probably onto something regarding the other development site they own right there. I bet they've got a second tower planned on that site that would bump Spyguy's 1200 number to 1900 with another 700 units.


I have to say the teaser rendering has me excited, I can visualize exactly how this tower is going to work between that and the model that Arm&Kedzie drew up. Pumped to see full images of this.

man killer developements for chicago, I especially like the contrast the building has to museum park one, green, blue, now white.

Awesome can't wait for this one. I think the South loop is really gonna be blowing up over the next few cycles. Less Nimbys, decent proximity to the loop, more / cheaper development soft sites with great views. Retail / pedestrian experience is lacking but developments like this will help take it to the next level.
