I'm still not sure what your point is. If the developer had correctly anticipated the need for parking, then the office building would have had its own massive eyesore of a podium. The parking's got to go somewhere.

This new proposal is definitely an eyesore, but I'm willing to accept it because it's not on any major streets. It's a block off Milwaukee and a block off Lawrence at Ainslie and Lipps. This area was always going to be parking, loading, and service for the businesses along the main streets... I'm glad there is also a residential component that will bring serious density to this area as well.

Yes, but only the main tower is landmarked. The earlier building to the east (with the Chicago Tribune sign), and the 1930s and 1940s additions to the north on Illinois are not included in the landmark designation. This gives a developer some flexibility to make modifications and/or remove portions of the existing buildings. However, if they go for historic tax credits, the State may consider portions of the other 3 buildings contributing fabric and be more strict about alterations.

I believe CPS is considering the site across this development as the potential site for the new Near Northside College Prep (formerly called Barack Obama College prep). The students will certainly have something interesting to look outside their classroom when they're bored. They will get to see the Chicago Skyline evolve and grow, and then they'll see this thing... at least there is a park facing the river, that's gotta count as something.

I'm having a hard time tracking the plan with the images. Is that actually parking right up against the corner of Halsted and Division?? If so, clever of them to no show it on the plan! This has to be stopped!

WTF that ship surrounded by a sea of parking must not pass. This is a suburban disaster.

Wasn't there a prior proposal for retail development at Halsted and Division. I vaguely remember that it incorporated the existing three-to-four story brick building along Division?

The site plan gives no indication that the corner of Halsted and Division is even part of this project.

As for the diagonal, that's the Kingsbury Street ROW. It probably has to remain open for utility access. For years, I've been hoping it could become part of a cycling facility rather than get dithered away into townhouse common areas as has happened to the south of this site.

That's why I was questioning it. The rendering shows landscaped parking all the way up to Division, but the programmatic layout doesn't show it as part of the project.

Tower crane is rising at 833 N Clark today. It's starting to look crowded out there!

That strip of parking on the east is going to have a fabulous view of a ComEd substation. The site is better off as it is, staging area for tower cranes for real projects.

And They want to put three levels of parking above the huge, open, column free spaces of a theater? Are they nuts?

P.S., iPic is a real theater chain, not just placeholder advertising. Wonder if they're already signed on as a tenant?
