Neither does the East tower and it's still in the rendering

Ah okay, much better explanation. Thanks.

Thats because the East tower IS a thing. The rendering is OF the East tower. It's been approved, soil testing is taking place and groundbreaking is imminent.

I would love to see a supertall South tower as much as anybody else but them bananas ain't ripe yet.

That's my favorite proposal right now that isn't a huge tower

Yeah....me too.

Obviously not economical, but wouldnt it be better functionaly for the site to at least put foundation for the south lot. I guess what im getting at is how much more money is it going to cost to get part three going after tower two is constructed? Its going to take two hella cranes and alot of barges right against the river. Not impossible, just much more complicated.
This is why i am not an engineer. Haha.

Why put in a foundation for something that's not designed?

FYI to all,

the wolf point south and east tower thread has now been split into two separate threads.

this thread is now exclusively for discussion and news of the proposed south tower.

all east tower discussion and news should now go in the east tower thread: http://forum.skyscraperpage.com/showthread.php?t=228891

left of center Jun 28, 2017 8:56 PM

^ Thanks Steely. Gotta get the thread for the East Tower added to the Chicago P&C section! :)

I like the direction this is taking. I REALLY like that a main stepback on WPS might align with WPE. Also, it looks like there will be about 24 floors above the stepback plus the crown, so approximately 300 additional feet above WPE, which would put it at just about 980-1,000 feet tall. Awesome.

I agree that good things are happening at WP, especially the design of the buildings. However, if the garage at WPE is truly 6 levels, traffic (cabs, Uber, cars, bikes and pedestrians) will be very congested on the WP peninsula.

Unless there is plenty of access allowed from Kinzie and, eventually, from a pedestrian and bike bridge over (or a tunnel under) the Chicago River from the RiverWalk on the south side to WP on the north side, I just don't see WPS being as tall as you do..

I'm sorry, but this statement makes zero sense to me. You can easily walk or bike across the Franklin/Orleans bridge from the Riverwalk over to Wolf Point right now. It's already connected. All of this is being built within 2 blocks of a major L stop (Merchandise Mart) and another 4-5 blocks to practically every other L line in the city. And what does that have to do with the height of the tower there? The tower will be as tall as they make it.

BVictor1 Jun 30, 2017 4:17 PM

How convenient for Hines to leave out 150 Riverside; and really? A 3-car 'L"?

I'm still hoping it'll crack 1,000'.

No parking solution from me. The WP PD zoning has included an overly generous max since 1974 - when the neighborhood north of the River was mainly parking lots, light industry and warehouses. I assume the developer will build parking spaces to the max allowed.

But, I do believe WP will be so congested by the maxed parking on the site that Orleans St. will be gridlocked most of the time. That gridlock will need to be alleviated, IMO, by widening Orleans St., granting vehicles access to WP from Kinzie St. and building a bike and pedestrian bridge across the River to handle people coming from the train and rapid transit stations SW of WP.

So far, the development on WP keeps shrinking. WPW is less than the original plans. WPE will be less than the original plans. And, WPS? The latest plans show a narrowed footprint, no billowing above the plaza and the tower backed off the southern tip of WP. Perhaps WPS will be spectacularly high. I'd love that. But, the trend of the development seems lower and smaller (except for those commercial parking spaces).

Jarta, I'm sorry, but your lack of a urban planning background and your obvious cluelessness on what properties actually generate traffic, and how much, makes a dialogue with you on this subject probably pointless...

BTW, I was at the Mart the other day, and once again I found it remarkable how desolate Orleans is of traffic (and how wide the viaduct is between the mart and the old Apparel mart)...

Residential buildings barely generate any measurable traffic... they just don't... look it up.

As far as the potential office building located this close to the stations... pretty much the same thing... very little traffic...

A hotel? well, that can produce some activity but I think the existing infrastructure can more than adequately handle it... and then some and then a lot more some... and then, a huge more some!

No need for tunnels under the river or suspension bridges ... (though those would be cool)

Oh, and one more thing, I've designed multi-use projects in the loop for Chicago developers, and they often DON'T build to the max parking allowed, but rather only build to the min required..

As we don't have a Wolf Point East thread as of yet I thought I would post this here. If you haven't noticed, it seems the Clark Construction webcam that had followed River Point Plazas (444 w Lake) rise, is now focused on Wolf Point (as of June 27th). Provides a solid view of River North also. Best webcam placement I've seen in a long while

Edit ..After looking at the feed it seems it stopped on Friday at 4PM. Damn

Since we were never really expecting taller, I don't think 1000' to the roof would be that disappointing. At least it would semi stick out in the area.

It would be a great place for a 400+ meter building but that doesn't seem to be in the cards.

Busy Bee Jul 4, 2017 9:17 PM

No such thing as a three car L train in Chicago. Cars are married pairs...2,4,6,8...

jc5680 Jan 24, 2018 6:49 PM

Yeah, it looks kind of like what photoshop used to do when too much perspective correction is added. The vertical elements are all square, but the heights aren't adjusted enough making everything look kind of squat.

This one looks… not good:

BuildThemTaller Jan 24, 2018 6:49 PM

Interesting notes on Wolf Point South from the Pelli Clarke Pelli website:

The South Tower will be a 950-foot (290-meter) high mixed-use tower with 1.1 million-square feet (92,903 square meters) of office space, 160,000-square feet (14,864-square meters) of residential space and a 250,000-square foot (23,225 square meter) hotel. As the high-rise anchor of the complex, its stepped form is classic and iconic against the urban skyline. Oriented north-south, the rectangular massing and curtain wall articulation shares similarities with the East Tower, as does the treatment of the lower amenity levels. Facing the convergence of the Chicago River, the South Tower’s base steps down to engage the river front and provides public gathering space at the Riverwalk. This important urban setting is signified with a large water feature.

The website lists a date of 2020 as the completion for this project. Unless they get started soon on WPS, that seems unrealistic. At that height, though, it would be the 8th tallest roof height in Chicago (assuming One Chicago Square is built).

i don't know about that.

sure, some of the detailing may continue to evolve and there's always the VE hatchet to be wary of, but from an overall form perspective, i think we're probably gonna end up with something pretty damn similar to what we're looking at in these new renderings.

i don't foresee the wheel getting reinvented here, unless the whole development tanks and another developer has to pick up the pieces years/decades down the road.

Kngkyle Jan 24, 2018 9:05 PM

I don't really get the hate for WPS. I think it's slightly better than OCS design wise. Sure, it's more generic but I prefer the symmetry to the seemingly random setbacks of OCS. Neither are extraordinary though, just good. Wolf Point also does a much better job at the ground - no massive parking podium. I think Vista and the Site I proposal in LSE are more striking. Height wise I would hope for something a bit taller at this site but 950 FT is pretty respectable, especially if that ends up being to the highest floor and not the architectural top. If that is the case it could easily be over 1,000 FT.

Also agree with Steely in that this is likely very close to the final design. Not surprised they adjusted the programming to reduce the amount of office space. I could see them going totally residential/hotel if demand holds up. Probably condos on top, apartments in the middle, hotel at the bottom. At over 1.5 million sqft this thing has more floor space than Vista.

donnie Jan 24, 2018 10:16 PM

If they would add a crown like the AT&T building in Nashville it would really stand out! I also love the L.A Wilshire feel it has going with the blcony near the top! Either way i hope it gets built no matter how much people disagree!
