Your models have eased one of my biggest fears with OGP/2GP. I was afraid they would look too boxy and imposing, especially the huge base they have along Roosevelt. But they look very well proportioned here. An excellent cap to the south wall of Grant Park.

That blank wall looks terrible with or without painting. Cannot believe the city approved that. We have to wait until the next tower gets built, wich could end up being years.

^What provision of state law do you think permits cities to regulate blank walls?

Chi-Sky21 Oct 19, 2017 7:15 PM

I am sure they will cover it with something like an ad saying please spend way to much money to rent one of our MANY unoccupied apts.

Well.. it would make a nice revenue generator.

Even when a new building goes up, it's still an eyesore. Like Vista isn't really hiding the Regata turd that well.

Anyway, i don't think this person is a NIMBY, they're just a little sensible. Telling developers 'no blank walls' wouldn't deter serious development, and if it pushes out the hacks, so what.

That blank wall is a shear wall, which helps the building from twisting and torquing.

Once the second tower is completed, you'll forget about it.

No, I want the building built. I just want the whole building to look aesthetically pleasing. These blank walls are not a good idea.

Your probably right, but we may have to look at it for 2 or 3 years from Michigan Avenue. Not good.

I don't think cinder-block provides the strength to constitute a sheer wall. Fire code seems the likely culprit.

Well, in order to fill the parcel, that wall has to be fire rated, or has to be 30' from the lot line.

City of Chicago Building Code 15-8-082(b)

Harry was right then. There has to be a better looking way to fire rate that wall.

I like this idea the best... it would enhance the cityscape.

I'd be excited just to watch this get painted so high up. It'd likely draw several eyes upward. I'm also very partial to 30 E Balbo's mural, which turned an otherwise humdrum building into something pretty striking.

A mural would be a great idea for a building that wouldn't erase the artist's work to put in a Phase 2 three years later.

Or a green wall, but again, too expensive to be temporary at least in Chicago.

J_M_Tungsten Oct 27, 2017 4:03 PM

Man, that East wall is a beast!
