I f'n love this project. I know I asked it before but I'll ask it again. Whats the likelihood that tower 2 will start before 2020?

How fortunate are we to have such a great bookend to Grant Park? Looking forward to watching it rise and fingers-crossed for the taller twin. Thanks for the pic updates.

^^^I really hope we get another tower instead of town homes just south of One museum park west. I know it will be hidden unless they go taller. but just seems like to prime of a spot to build lowrises.

Referring to La Baron's first three photo's. Cool shot's by the way.

Mr Downtown May 3, 2017 1:24 PM

The townhouses are because Central Station is out of units. They've built (or requested) all the PD allows.

SamInTheLoop May 3, 2017 1:36 PM

^ I personally hope they can either 1) go back and amend the PD with added units, or 2) lower density in the final Grant Park fronting tower - likely by having it go all or mostly condo, to be able to build a tower there. I'd actually prefer 1 because I believe the building directly at the corner of Michigan and Roosevelt is very appropriate for a very dense building with at least a good proportion of rental units.

There is something that just doesn't feel right about townhomes directly backing the tall south Grant Park wall......at the very least I feel should be a mid-rise if not something 20-25 stories......

There's a 14 story building directly south of One Grant park and a highrise just to the southwest of that. Granted, the 14 story building looks like townhomes with garden units (WTF 1990's/early 2000's???).

^ Yes, so now imagine that, but only with the first 3-4 stories..........would be just very awkward imo......

LouisVanDerWright May 3, 2017 2:18 PM

^^^ I say whatever, eventually downtown will be out of vacant land and all these South Loop townhome projects will be crushed as rising demand around them collapses the NIMBY will to resist and we will get much much bigger buildings than we would now. It's a lot easier to buy up and wreck townhome developments than to try to acquire a 15 story fugly condo building and raze it. The main problem is ensuring that the HOA for the townhomes isn't tied into the surrounding condo buildings so they can't wage a legal battle that way against redevelopment and upzoning.

Skyguy_7 May 3, 2017 6:05 PM

^The problem is that most of us are impatient and would like to see our city become a vibrant Utopia before we die. No time for townhomes.
