Magnificent shot, Joe!

Man I really wish they would add a few hundred feet to the buildings that will front Harrison. It's always irked me that the skyline drops off so dramatically south of the Sears/311 S Wacker cluster. Maybe an Amazon tower at the old Post Office site will help with things :)

Does anyone know what the next phase of Riverline is supposed to be and when it's supposed to start construction?

cannedairspray Nov 4, 2017 2:27 PM

For my money, this is the most exciting project happening in Chicago. Supertalls are obviously sexy and whether it's infill or dramatic additions like OGP, there's a lot to be said about adding to and activating neighborhoods.

This could for all intents and purposes create a mini neighborhood of its own, and that's impressive.

Proposed 80-story wooden skyscraper may be a preview of tall timber future
https://www.curbed.com/2017/10/9/164...ing-skyscraper

I don't recall seeing this discussed. Is this just fantasy? Usually 80 stories gets noticed around here. It's proposed as part of the Riverline project, replacing the NW tower if it were to go through.

We discussed this in the past on a different thread. It's fake news basically.

On another note, when are the next few buildings slated to start?

Its rising pretty quick now that they are past the garage.

Anyone know how tall this specific tower is going to top out at? 380 ft?

A bit off topic, but since you mentioned the riverwalk, what’s the plan for the River City condos? How will the riverwalk extension continue south past this property while keeping the marina entrance open for boats?

I've not heard any info about that. I did hear a rumor that River City could de-condo.

I remember them saying Riverline would be a decade long project. They've been working on LSE for 16 years. I see this one taking at least 15.

I love how the illustrator captures the warm glow of a Chicago winter sunset yet you are able to feel the cold chill that we all love to hate!

Only thing missing is the heat plumes imo.....

Not entirely clear yet. River City needs to rebuild its seawall at a higher elevation, and that gives the opportunity to improve the current passageway just east of the marina. If River City gets a new single owner (Marc Realty or someone else) I suspect they'll see the opportunity in realigning some of their retail space to be accessed from that passageway, or rethink the whole design.

Looks like a deal to convert it into apartments is finally going through, so that will probably happen soon enough...

LouisVanDerWright Dec 11, 2017 7:10 PM

Hopefully they don't paint it, all they need to do is fix any spawling and then hit it with a low dose of muratic acid and powerwash it.

River City condo owners close to taking $100 million offer
Quote:

By Dennis Rodkin
Nearly two years after a developer first offered to buy all the condos at River City in the South Loop, the homeowners association finally has enough votes to sell, but just barely.

The $100 million sale of River City's 448 condos would be the biggest Chicago condo development by far to switch to rentals in the recent wave of deconversions.

The next-largest sale by condo owners for conversion to rental entailed convincing less than half as many different owners: Last spring, owners in the 207-unit building at 420 W. Belmont Ave. approved a developer's $51.5 million offer.

After a series of delays during the fall when the votes in favor hadn't quite reached the 75 percent that Illinois condo law requires, the River City Condominium Association announced in an email to River City owners last week that owners of 75.87 percent of the River City complex now support selling.

From the article, at least 3/4 of the owners are investors, which means it is already a rental building for all intents and purposes. The investors must think this is a good way to flip their investment and get out.

LouisVanDerWright Dec 12, 2017 2:16 AM

The River City sale is great news, the original condo conversion was badly botched and it's really not a building that should have been condo'd in the first place. This allows some seriously interesting possibilities for the property. With Marc in control of the whole property they will be able to finally unlock the potential of the retail mall which has been severely limited by the bitchy condo association and years of being an island in the middle of a giant vacant lot. With a new development in the works surrounding this property promising a large expansion of Riverwalk, suddenly this huge block of retail is no longer marooned with NIMBY neighbors. I would love to see the Riverwalk connect through the atrium of this building creating a unique, year round, retail center fed on both ends by Riverwalk traffic.
