MIAMI | American Dream (Largest U.S. Mall) | FT | FLOORS

Massive retail theme park proposed for Northwest Miami-Dade

FOR RENDERINGS: Refer to the cleaner ones on post #5 and #9.

Quote:

The company behind the largest mall in America wants to build an even larger one in northwestern Miami-Dade with a massive, 200-acre entertainment complex with submarine rides, a Legoland, sea lions and simulated ski slopes.

Tentatively titled American Dream Miami, the project at the intersection of Florida’s Turnpike and Interstate 75 in could cost as much as $4 billion to construct and probably become the largest private employer in Miami-Dade.

Developer Triple Five is the company behind Minnesota’s Mall of America, the largest shopping center in the world. County officials say the one planned for a site northwest of Miami Lakes would be the largest in Triple Five’s portfolio, meaning Miami-Dade could be home to the country’s largest mall.

Miami-Dade Mayor Carlos Gimenez on Thursday called the planned theme park the largest economic-development project in the county’s history. A proposal submitted to the county predicts 25,000 construction jobs to build the 200-acre complex, and another 25,000 jobs within the attraction itself. From there, Gimenez said he expects local businesses to enjoy a windfall from the theme park.

“It takes a lot of logistics to keep a thing like that going. All the food, and the mechanical equipment, air-conditioning — there’s going to be a huge spin-off,” he said.

The project arrives as Gimenez is gearing up for reelection in 2016 on a theme of expanding prosperity and economic development. It also comes amid a rising debate over congestion on the county’s roadways, and concerns that existing transit systems already are too meager to serve Miami-Dade’s western corridors.

Two other large proposed tourist attractions, Miami Wilds in the south and SkyRise Miami in the east, are already in the works. Tourist attractions and retail outlets traditionally offering some of the lowest-paid jobs in the economy, so the bulk of the theme park’s payroll won’t consist of well-paying jobs at the top of Miami-Dade’s economic wish list.

“There’s going to be a layer of high-paying jobs” in management, said Sean Snaith, an economist at the University of Central Florida, “but the if you’re talking about people working at stores and running amusement park rides, you’re talking about the typical low-paying tourism jobs you find throughout Florida.”

Gimenez said the planned private investment, with no request for local subsidies or tax breaks, will instantly vault Triple 5 into a top taxpayer, with an estimated $50 million yearly bill. He said the ongoing recovery has left out some of the county’s poorest neighborhoods, and residents there will welcome the new employer.

“There are a lot of folks in this town” who see these as good jobs, Gimenez said. “Everybody is focused on high-paying jobs. Not everybody is qualified for them. Twenty-thousand jobs are twenty-thousand jobs.”

County officials said the site sits within Miami-Dade’s Urban Development Boundary, and will require a standard change in zoning to be approved for a theme park.

Triple 5 is counting on an assemblage of private and state-owned land for the project. Much of the acreage comes from the Graham Companies and is currently farmland, according to county officials. About 80 acres of it is owned by Florida but some of that is leased by the county school system.

Triple 5 would pay $7 million to compensate the school system for waiving its lease, and Miami-Dade would then purchase it from the state, county officials said. Triple Five would pay $11 million for the state land, officials said, with Miami-Dade County acting as a pass-through for the transaction. Florida is declaring the land surplus, and Miami-Dade is using its ability to acquire spare property to secure the site for Triple Five under the county’s economic-development ordinance. Miami-Dade would also act as the conduit for Triple 5’s payment to the school board, officials said.

A proposal obtained by The Miami Herald uses the title “Americana World,” but a source close to the talks said the current working title is American Dream Miami. The glossy pictorial shows a sprawling, enclosed theme park mostly insulated from South Florida’s climate. There’s an artificial ski slope, miniature golf, water park, a skating rink, “Art Deco Village,” water park, and a lake with submarines for rides. It also shows a mini Lego theme park within the complex.

good location

Looks pretty nice. Minus that Nike rendering, its a pretty awesome proposal. Hope it comes to fruition. Largest mall in the country is good for bragging rights, plus, it will be great for tourism and the local economy. Hopefully once more renderings and possibly videos are released, we can put the whole picture together.

Marketing and publicity usually. Not the first time developers have done this. Actually, its done quite frequently. O, and its Miami. :haha:

Wayward Memphian Mar 6, 2015 10:15 PM

That's a sanitized rendering of their Nickelodeon themed theme park at MOA in in Minny.

Now, this is sharing the name and much of the concepts of a project that they are in the midst of in New Jersey called American Dream Meadowlands that was the Zanadu project that got stopped in the 08 downturn when the Mills corp went belly up and they got involved with starting it back up in 2010. It's been a real mess as the Giants and Jets fought it tooth and nail to second time around. They are working on it but the big bond issues haven't happened yet. They are also expanding MOA.

It's something they have pulled off in the past and they seem to have a great relationship with retailers. The New Jersey mall doesn't use Nick themed stuff but there's a DreamWorks deal for IPs. If this was someone that hasn't had anything like this I'd write it totally off but there's actual projects that reflect on this outfit.

Busy Bee Mar 6, 2015 11:40 PM

Is there any way to get to the site other than an automobile?

chris08876 Mar 7, 2015 1:51 AM

All by car. The location has no rail or anything of that sort. Its right by the edge of the metro or right by the Everglades.

Here is the location: https://www.google.com/maps/search/i.../data=!3m1!1e3

Coordinates: [ 25.9326319,-80.3591457 ]

To get an idea of the scale, refer back to the diagram in post #5, make that the left tab on your screen, and make the aerial map in the link above the coordinates the right side. Now, look at the houses to the right of I-75 . This will be huge.

Dwils01 Mar 7, 2015 3:13 AM

Looks like a bigger more modern version of the West Edmonton Mall. Will be very interesting following its progress.

mt_climber13 Mar 7, 2015 5:27 AM

Kill it before it spreads.

Busy Bee Mar 7, 2015 7:11 PM

They should roll this into the PortMiami megaproject. Then you'd have something!

Also, that waterpark picture is a poor photoshop of ours.

Miami-Dade county is heavily democratic.

chris08876 Mar 9, 2015 3:54 PM

He might be thinking of Northern Florida which is mostly Republican and the headquarters is in Tallahassee. But the civilized portion, S.Florida, is making great strides in mass transit. Florida in general is overhauling its whole system. Much more than other states. While sprawly, at least it needs to get credit for trying and attempting to get a statewide rail system. ABF when finished will most likely see a big spike in development across the rail line. Commuter towns and whatnot.

The Port of Miami doesn't have 200 acres for a project of this size. Besides the Port even rejected the David Beckham proposal for his MLS stadium due to traffic concerns and space.
This project is so tacky to begin with and the only kind of skiing Miami should have is the water type! If you want to go snow skiing go where there is real snow!
Besides I have a friend who lives in the area and the traffic is already horrendous to begin with. This is better suited for Orlando than northwest Miami which is almost on top of the Water Conservation areas & the Everglades immediately to the west.

Largest Mall In America Will Also Include Residential And Hotel Units

Quote:

American Dream Miami, the mega-mall proposed west of Miami Lakes, will also include a residential and hotel component.

Developer Triple Five, which built the Mall of America in Minnesota, released renderings and plans which show at least two luxury hotel buildings, along with condominiums. The number of hotel rooms and residential units was not released.

The mall is expected to become the largest in the U.S. It will exceed Triple Five’s other projects ‘in all respects,’ the developer said. Mall of America currently holds the title as the largest mall in America.

The developers are also promising to build an indoor ski slope that will be the world’s largest.

Other project components include:

Water ballet fountains, similar to Bellagio Las Vegas
A ferris wheel tall enough to see the ocean
A 16-screen theater
An indoor waterpark and beach
A skating rink
A submarine ride and aquarium with a live reef

Raquel Regalado is unknown. A school board official isn't going to stop anything, much less something supported by the mayor. Too much money to be made for this to be stopped by some officials over concerns of "hospitality" and "retail based jobs".

Something that could stall this is the economy, but things seem to be going well for now. As long as its good and the region is booming, this has a very real possibility of happening.

News of the mall made the WSJ: http://www.wsj.com/articles/move-ove...ami-1426021357

Found this interesting...

Quote:

Whether Miami can support such a large amount of new retail space is a question. Some brokers say Miami’s retail market is strong and that while e-commerce has put a damper on retail growth in other locales, Miami has been little-affected.

That’s in part because of population growth. According to the Miami Downtown Development Authority, Miami’s downtown population alone has doubled from 40,466 in 2000 to 80,750 in 2014, and it is forecast to hit 92,519 by 2019. More broadly, the entire county grew to nearly 2.5 million residents in 2010, according to Census figures, from just over 2.25 million in 2000.

I'm just trying to figure out what the population of downtown Miami has anything to do with this project!

nomarandlee Mar 12, 2015 2:25 AM

Do Southeast residents really love to spend this much time indoors? I mean I know that the summers can be oppressively hot and nobody likes the unpredictable mid-afternoon rain showers but I just can't relate. If I lived in Miami I think the last place I would want to do the much of my shopping would be indoors. I can understand something like this in Detroit, Boston, or Chicago but Miami? Just don't get it.

They probably used it as a segway into transitioning to the growth in the region. Essentially more people, more growth and flow of capital, better odds for such a project because the local economy is doing well. Local economy being the region of course, not just downtown Miami.

In a word yes. Now that I have kids I end up going to malls alot as a way to kill time in the middle of the day. It's the heat and the rain yeah, but it's also bugs and the sun in the summer. I can't spend more than 20 minutes outside without getting burned. We still do a lot of outdoor stuff, but you need a break sometimes, especially in the middle of the day.

yeah they laze about a good bit, eat too much sugar, and get the diabetes.

in the northern cities you listed, people needed to do stuff to stay warm, instead of sitting on the porch sipping sweet tea.

I also lived in Edmonton when Triple five built the West Edmonton Mall (largest mall in North America at the time). What a disaster x5! Most of the promises made were just a big joke, not to mention that once the easy work was done they pulled out leaving taxpayers with the bill to finish off what was started. All I have to say is get ready for big disappointments!

Ski slope sounds like a cool idea. We have to think of the bigger picture and thats people who will use it as a form of recreation in the region, and visitors. IDK, I think its cool. More recreation is always good. Gives people more options I guess. I would love something like this in NJ. Depends though who you ask; if you like shopping or the types of recreation offered.

Although I will agree on one thing that will be negative about this, and thats traffic. To be fair, congestion will suck. Its already bad, and this adds to it, but economically, its good for the region.
