I guess True North Studios decided to ditch the highrise idea for 1015 N 1st Street. As much as I'd love to see a highrise go up in Roosevelt Row there, these townhomes would make a lovely addition. More trees and housing. Plus another empty dirt lot filled.

And more promised project news for everyone...and it's a doozy!

37 story, 350' residential tower proposal for the NWC or Central and Thomas. No renedrings yet and only in Fact Finding phase for now. But with the recent demo of the old Democratic HQ building 2 weeks ago, I am very hopeful on this.

This makes 2 proposed towers for Midtown now in just 1 week. :cheers:

Edit: This seems to be a new proposal over the previous one that was around 250' a couple years ago by the Pederson Group. Also, Davis Experience is the listed architect. This may be a good one if Davis is involved :tup:

It was back in 2019 that someone had posted a form or something that had renderings for the NW corner of Thomas/Central. There was an issue with the billboard at that corner, IIRC. See two images below for the old renderings. Maybe someone remembers or can find that old post (my screenshots say Oct 7, 2019).

I just posted an edit in my post above.

The previous proposal was by the Pederson Group and has evidently been scrapped. The new proposal is listing the Bond Companies as the site owner and Davis Experience as the architect of record. I also believe the billboard issue has been rectified since.

So, this will be a new tower proposal that's morphed into a 350' tower with Davis at the helm designing it :cheers:

The new first street townhomes rendering looks phenomenal, I am very much looking forward to seeing this one come together. Love seeing some of that spanish influence too.

Looking through the documents, looks like it is only 31 stories plus a rooftop amenity deck, but that is still an awesome size for Midtown! I am kind of shocked that lot has a max height of 350', but glad to see they are trying to max it out.

Oops. That would be my bad. You are correct that it's 31. Guess I need to up the magnification a little :coolugh:

In regards to the height limit, I have never been able to successfully find a height zoning map for Midtown and 350' on that corner does seem awfully short considering the location is not adjacent to any housing. But I will take 250' over what was previously proposed.

Edit: Typo - I meant I will take 350' :D

I was curious where that number came from as well, seemed short to me too, but that's just what the site plan cover said. Not sure if there is a good map of Midtown height limits anywhere.

Midtown doesn't really have a height limit. The Walkable Urban zoning district that applies to Midtown has a hypothetical 250' limit with the established sub-zones or "transects," but they can also get a height waiver. There's plenty of precedent, the old HR zoning district envisioned unlimited building heights between Third Ave and Third St. And PUDs can be whatever the developer wants if for some reason WU doesn't work.
