They may go for taller. When I read about this initially, they were hoping to rezone the site for 283'ish. With Astra and now maybe this development going for height zoning changes, I wonder if this will set a precedent for Downtown and we start seeing height zoning increases?

For residents, I don’t think anyone between the Sevens are opposed to building heights, except for the Roosevelt neighborhood to the northwest of downtown. Even there, so long as developments neighboring the historic homes are complimentary, they are encouraging of height being focused along arterials. Going to some of the DVC meetings, more height not less, is generally what people echo and it’s pleasing to hear.

A couple of 400' tall crane apps for the new Valleywise Medical tower. I hadn't realized this tower was going to be 200'. It should be fairly visible from I-10/202 interchange at that height.

Apps don't state what type of cranes, but I'm assuming tower cranes?

Garfield House

Here's everything on Garfield House. Thank you to downtownphxguy12 for sending me this stuff!

As suspected, they are looking to increase the zoned height by 10% on the lot. The roof height as proposed would be 265' and 285' to the penthouse/mechanical screening.

I'll take it! Especially in that location! So desolate and in desprate need of development. Usually this would start with a boring 4-story wood apartment complex. But no, we get proposed! This is exciting to be because of the location. Hopefully it can start to drive more desperately needed development in that immediate area.

Isn't it just south of Roosevelt off of 6th ST?

fawd Jun 3, 2020 2:59 PM

Wow. That would be incredible! Surprised something like this is being proposed that far away from the core. Bring it!!!

Correct. SE corner of Garfield and 6th to be precise. In this location, it will be very visible on I-10 going into the tunnel...something I wish we had more of in Phoenix (high-rises near I-10).

Nice, and I see the historic house in the rendering, glad that's staying. Thanks you guys for obtaining and for posting

Does anyone know what's planned between this Garfield Grow House and the Wexford building? That's an entire empty block. I feel like it's likely for or generally planned for some future City or biomedical campus use.

It's future biomedical campus use

That's the problem stifling development in that area and making it look like a war zone. That agreement may have been appropriate when downtown was desperate for development, but that is no longer the case.

I'd like to see a creative solution to the problem, perhaps the biomedical campus leasing some land to developers and leveraging those funds to build taller campus buildings if their true concern is cost of buildings over 7-8 stories.

I don't know what historic house in the rendering is you're seeing but the site plan clearly squashes it.

It's probably the best Territorial in the city. It really needs to get moved.

Edit: oh wait, eagle eye. It seems they're demoing the dilapidated house to the south and moving the Territorial to its site. Odd.

Roosevelt Updates?

Anyone have any updates on the The Blocks of Roosevelt Row, specifically that 2-story building, and how is Knipe Village coming along?

Haven't checked the Blocks in a couple weeks, but it looked like it was coming along nicely last time I was there.

Knipe Village construction is in full swing now and there is construction equipment onsite and lots of digging going on.

Which are these supposed to be and include?

Also, what about the development north of Portland Street between 3rd St & 5th St? Is that under construction?
