Slightly confused about the "new" 10-story office language, assuming that's a typo?

Probably just referring to the building that housed the former Maricopa EPA offices getting redeveloped I'm assuming? Didn't know they planned on adding 2 more levels of parking though.

The Scottsdale developer of the Stewart Apartments — a 312-unit, 19-story high-rise apartment tower in downtown Phoenix — is about to embark on another tower nearby, just as its parent company is working on another custom homes project in Arcadia.

Geoff Jacobs, principal of Aspirant Development LLC, a division of Scottsdale-based Empire Group, said he expects to break ground in April on a 17-story, 254-unit project called Aspire. He estimates it will cost about $80 million to develop.

The project will be at Third Avenue and Fillmore Street, about half a mile from the Stewart, 800 N. Central Ave.

The Stewart, which is costing about $81 million to develop, is expected to be finished in about 60 days, he said.

"We're big believers in downtown Phoenix," Jacobs said.

Both projects are luxury apartments, similar to the finishes, appliance packages and lighting amenities found in condominiums, he said.

Jacobs said he expects the Aspire apartments to be completed during first-quarter 2021.

Jacobs also is busy with a couple of other projects in downtown Phoenix, including renovations of two warehouses south of Talking Stick Resort Arena. Scientific Technologies Corp. moved its headquarters from Scottsdale to one of those buildings at 411 S. First St. That 26,000-square-foot building cost about $7 million in renovations, he said.

The other warehouse, at 402 S. First St., is about 18,000 square feet, and will house Urban Axes, a bar where customers throw axes at targets. Opening this summer, Urban Axes will take about half that building, with the remainder dedicated to office space. That renovation project is about $5 million, Jacobs said.

Financing for all these projects comes from various out-of-state lenders, including banks and debt funds, Jacobs said.

New homes in Arcadia

Meanwhile Aspirant's parent, Empire Group is investing about $28 million to develop 44 semi-custom homes on a 10-acre parcel in the Arcadia area of Phoenix, said Rich Zacher, a principal with Empire Group.

Called the Villas at Baker Park, that luxury community once was home to Baker's Nursery near 40th Street and Osborn Road.

Homes range from 2,100 square feet to 4,500 square feet and are priced from $950,000 to $1.3 million.

In January 2017, Empire selected Walt Danley Realty LLC to broker the Villas at Baker Park, but has parted ways with Walt Danley and turned to Russ Lyon Sotheby's International Realty to sell the project, Zacher said.

Of the 44 homes, there are 10 lots remaining, seven speculative homes under construction and three homes available for immediate move in.

"We think we'll be sold out by the end of this year and built by the first quarter of 2020," Zacher said.

According to the Arizona Republic, Monroe’s Hot Chicken will focus exclusively on Nashville-style spicy chicken. They’re not kidding about spicy, either. According to the menu, you’ll have to sign a waiver before selecting their hottest option, appropriately called “What the Cluck!” Larry “LoLo” White, owner of the LoLo’s Chicken & Waffles chain of restaurants, is spearheading this new endeavor, which is already receiving glowing (or should we say … searing?) reviews.

Although details are still up in the air, it’s confirmed this Scottsdale-based gourmet ice cream parlor is planning a Phoenix expansion this spring. One thing’s for sure: Roosevelt will be getting a little sweeter.

Noticed this week: The fences around the vacant lot on the southwest corner of Central and Camelback have finally come down. This is months after pedestrian paths were built providing a more direction connection between the light rail platforms and the corner. According to what city staff told me, the developer was waiting on wayfinding signs that have still not been installed. I guess the developer decided not wait any longer. That makes sense since most people traversing that lot know where they are going; they just need a more direct route. Unfortunately, I think development at that site is still years away, but these are minor improvements to a long-neglected corner.

City Square
 
Del Webb originally envisioned this as a Rockefeller Center. It would be nice if the new owners could take it more to that level and build more high rises higher then what's even there now, add condo's, apartment's, and retail and last but not least a major draw like a large permanent ice skating rink (indoor-outdoor) with removable roof or something and or a totally big league water element that would attract people like flies. Come on new owners, go hard or go home!!!

Speaking of the Rockefeller Center, I think it's time for Phoenix to have an observation deck. I'm not so sure we should do it like the Pin proposal a few years back but maybe on the roof of a new high rise. Preferably in between downtown and midtown like Roosevelt Row for example. Just wishful thinking.

The Pin was the right idea, just not high enough and in the wrong location (and kind of a bland design). I'm hoping with the huge growth that is occurring in Downtown/Midtown right now and with the rapid influx of residents, an observation tower is not far off. Wondering if True North could step up to the task? C'mon Vento!

I've always liked the design of The Pin. Maybe I'm underestimating the draw from the Convention Center, but I'd like to see an observation tower closer to the arts/museum district. Bridging the gap between the Downtown and Midtown skyline would provide a better view of (renovated) Hance Park and the entire valley. I feel like you'd get too much 'South Phoenix view' from the originally planned location. Wishful thinking, but it would be cool to get one before the Super Bowl :tup:

In a city with this many beautiful mountains that are accessible for viewpoints it seems silly to spend money on a building that has a sole purpose of letting people see a view that's inferior to the one they'd get on a mountaintop.

Not everyone can drive to the top of the mountains or hike them. Most of the good viewing spots are also not ADA accessible.
