You're correct; I used residential height, rather than overall. Can it be changed?

not only that, it will be the tallest building west of the kennedy in the entire state of illinois.

you'd have to travel west to st. louis, des moines, or minneapolis to find a taller building.

(Oakbrook Terrace Tower: 418ft. Long ago surpassed by Skybridge, but these days it's even more clear the burbs are fading.)

Well, The Park Tower condominiums at 5415 North Sheridan (513'), as well as being the tallest building as far North is actually further West than Halsted, but not West of the Kennedy.

Narrowing that intersection is going to make that area suck way more around rush hour. Glad i dont to through there much anymore. Happy to see this one being built though. Now that Walgreens lot is just screaming for something....

and with the foundation permit in hand, if they've got the financing, why wouldn't they?

They are just constructing a sidewalk cover in the street for the hell of it. Obviously not ramping up to build a skyscraper.

Temporary street coverings and the permits to close traffic lanes and sidewalks aren't cheap. They aren't going to do stuff like this unless they are planning on moving quickly. They will probably wait to close the lot until the day the equipment shows up since it's probably already a logistical nightmare for the hotel to be without this lot for 2+ years.

I'll be honest I had to look this up since I didn't believe you, but I forgot how the lake tapers inward and isn't just a vertical coast/shore. It might be further west geographically, but the impact on viewing the skyline for this puppy will be much greater when one views it from the North or South.

I know developers cant touch it but, can the they do anything or pay the city to clean up and develop, more trees and bushes on the green area along the side of the expressway ramp? I know the podium is high enough that tenants probably wont see it but that area just looks beat up. I'm sure that is probably at the bottom of the priority list for the city so thats why I ask.

Trees and brush along the expressway tend to trap flying debris and garbage during the winter, unfortunately. In my time living in the area, I can tell you that a handful of homeless folks tend to hole up around in there and may leave their trash behind. Take a walk about the Circle and over by Roosevelt & Des Plaines and you'll see what I mean. May not be as prevalent now due to the reconstruction of the interchange, but still...

I'm sure that it will at least be cleaned up by the City in the spring. Of course, that greenery might be torn out anyway, so we shall see.

It's alive....It's Alive!!!!!. How long does parking lot demo usually take? Longer with electric running underneath im sure. But didn't mich/roosevelt only take about week or little more. Fingers crossed drills drop by the end of the month.

In yesterday's article in Crain's about the developers landing their loan from Bank of the Ozarks, Fifield's role was discussed - they actually have no equity in the development, and to me it sounds as if they are developing the project for a fee from the actual owners, who presumably may not have been able to pull this project off as developer themselves.....

And another Greektown parking lot bites the dust. I remember Arkadia tower being built several years ago and wondering when this lot would finally meet the same fate.

Now if we can only get Walgreens to sell their full block property...

No idea what the actual owner will do once the project delivers.....I don't know that we have too much of a track record on F&F to suggest whether they are likely to be a long-term holder or a build and seller. If Fifield were the owner, or had a substantial ownership stake, than yes, I'd be inclined to think that if the market were right, they would look to sell. That's one major key in the end - market conditions upon delivery. A lot can change in 2-3 years. Even if it's a preferred build and sell player, when the market works against you, often if you can, you hold....
