I agree. Great place for chairs in the center to relax in nice months...kinda like they have in NYC Time Square. A nice gathering spot.

I am hoping this leads to the removal of parking on Adams between 1st ave and 2nd street to use the road for traffic and bike lanes.

The winning proposal definitely is the best looking. And the group seems solid--Along with Berger, its Sunbelt Holdings, Gensler architects and Sundt Construction.

To add some detail, proposal would be 287', so basically exactly the same height as Phelps Dodge, which is 289'. Also, although a hotel brand hasn't signed on yet, proposal says that the team has been in discussions with Moxie and Yotel, and will also explore brands such as CitizenM and Tommie. Proposal would have retail on both Central and Adams.

For the curious, here is a 3rd proposal by MHG Hotels for a Canopy by Hilton that was deemed nonresponsive to the RFP. It would have been 16 stories, 191'.

^ What's with the demand for new hotel brands downtown? Was that a component of the RFP or is this what developers are proposing on their own?

I would be fine with this too tbh.

I know everyone likes a big shiny skyscraper but I would be completely content with a downtown of dense 3-20 story buildings

The RFP didn't specifically ask for hotels--they just ask for mixed use. Can't speak to hotel demand generally, but I expect it means something that all three proposals were primarily hotel projects.

How the heck are they squeezing nearly 100' extra height from just 4 more floors?? Must be some tall floor plates!

First impression is ambivalent...but I'm thinking this is one of those designs that looks way better in the flesh than conceptual. If that's like copper plating or something similarly reflective that would look really kinda cool. I concur...we're all wanting something truly tall but if all these concepts join the realities going on...we'll have a nicely dense DT. LIke a tallish Washington, DC...which ain't bad.

Wait, wait, wait...I thought this was something ADDITIONAL to the recent pics - ugh, this is the final design???!!! Geez...definitely like non-winning "all glass boxes" design way more. Why is this winning over that truly modern look? Don't get that at all. (Sigh)

The 16 story Canopy that was posted by muertecaza was a losing design that was just posted to show what else was proposed for the site. This was not chosen. The selected design is the 20 story 287' tower that has the cool upside-down staircase corner setback. See the pics HX_Guy posted up a few posts back. That's what is getting built.

So driving to work on the 17 I noticed a mobile crane about 50 feet tall near the 3rd ave jail, and (dangerously) Rubbernecking down the highway I noticed there appears to be daylight coming through the 3rd ave jail building.

Has significant work begun on the remodel? Anyone nearby care to confirm or not?

I promise I'm not being snarky, but isn't the fact that there's a giant crane and a big hole in the building indicate that significant work has begun?
