Incorrect. That's the south portion of Riverline.

My memory from a long time ago was that it was designed to have some retail space facing Wells St. If you go by the Wells St side of it today, everything is closed off, but you can see some potential retail bays there.

Am I looking at that right? I'm just wondering if, in a future time when the Wells-Wentworth connector is finally complete and "The 78" and other nearby developments finally happen, those retail bays have the potential to be converted into active usage?

Zapatan Mar 24, 2022 10:16 PM

Is that big empty plot of land part of the 78 site?

The thread title is a bit misleading, it seems only one of the smaller high-rises is U/C at the moment, not the 5-600 footers. Could those begin soon?

gebs Mar 25, 2022 1:57 PM

That empty lot in Solar's shot is the south part of the Riverline development. Technically, it IS the Riverline, with the developed portion to the north (where the Reed is under construction) called "Southbank."

For clarity, both parcels were originally one project that was supposed to be developed by a Joint Venture between LendLease and CMK, but it was eventually split it in two, with LendLease developing the northern parcel as Southbank and CMK retaining control of the southern parcel under the original name (Riverline).

Last week I got to visit Chicago for the first time and was able to take some photos while I was being a tourist! This one was taken by me on my phone on 04/07/2022. I did the Architecture Cruise and this building was very prominent from the river.

How prophetic your words were . . . Only now to find out the residents are pushing back against the proposed casino being built on the riverfront. Sometimes residents ruin economic progression simply because they don't want to lose a view.

Southbank (The Reed, Cooper) is the Lendlease portion. I think you meant CMK.

Interesting. Either never realized or long ago had forgotten about that. Right now it's part of the garage, right? My guess is it will never be converted if still a possibility. Hopefully that proves incorrect.

BuildThemTaller Apr 22, 2022 5:57 PM

Are those liner units or how they are hiding the parking podium? Either way, it's not bad as far as these things go. If they do have liner units, it's a shame they don't go all the way around like in the original version of this tower.

Bonsai Tree Apr 22, 2022 7:06 PM

^^ That's the Cooper (720 S Wells) in the foreground before the Reed. Those are two entirely different projects and what you see are glass panels hiding the Coopers parking podium.

I was referring to the glass panels being installed around the exterior of the parking podium for the Reed, the building in the center of the last photo that is under construction.

thegoatman Apr 22, 2022 11:01 PM

that area needs some retail/vibrancy. The south loop in general is very lacking compared to the west loop/river north/shit even lakeshore east.

No, that's Cooper. The Reed is behind it. It's a bit hard to see in the photo but no glass has been installed on Reed's podium yet.

Here's the exact same street view from before Reed was under construction

Well the Cooper's retail space is leased out now – there's a taco spot, boba tea/coffee shop and wine/liquor store all being built there right now – and the Vetro space at Harrison/Wells was just leased out, so this stretch is finally making some progress. Unfortunately a lot of the older loft buildings west of Clark don't even have retail space at street level, since that pocket of Printers Row was pretty much a no-man's land until the last five years or so.

The number of boba options has really exploded downtown. At one point there was only Vivi... now we have Vivi, Bubbleicious, Tea Monster (highly recommend... though hours can be tricky), Tea% and a new place? Not to mention the Boba vending machine in Block 37, and Teamo just across the river at Northbridge...

How tall is this one supposed to be? 380 ft?

thegoatman May 17, 2022 8:37 PM

not a fan of no retail and all that garaged parking at the bottom, but the infill is nice i guess. I hope they extend the riverwalk all the way to Chinatown

left of center May 20, 2022 3:54 PM

^ I believe that the city's long term plan is to extend the Riverwalk to Ping Tom Park, which would be crazy impressive if and when it comes to completion. The developments at River Line and The 78 will get the lion's share of the work done to complete that vision, although the city has a big hill to climb with connecting River Line to the current terminus of the Riverwalk at the confluence.

Have some conviction. Infill fades into it's surroundings, but this dumpster fire will be looming over the river forever.

Taken 5/20 in the afternoon. Had a chance to take a stroll down Wells St. and I have to admit, I do like the black façade on the building.

Zapatan Jun 29, 2022 3:19 AM

Eh, it's okay

Will anything in this complex actually reach 5/600 feet? If so when is the whole thing supposed to be completed?

I'll judge then but at least it's expanding the skyline

That's pretty disappointing, hopefully there will still be several high-rises overall.
