There is an image with SLS in the skyline that flashes on the top of the below page:

This project has the chance to be a game changer on the skyline and for future development along Broad South of South. This will have a great visual impact on the skyline from the south, east and west.
Hopefully this is the push to spurn future development and replace older buildings no longer in demand. Maybe move some of those gas stations. |

I had to read through a couple of pages regarding what "tax abatements" are in Philly but it looks like a nice design. Miami breaks ground on their SLS Brickell tomorrow at 550 ft. and I don't think we have tax abatements here either but good luck on this project!

I wonder if this would be an option for visiting sports teams or performers. Not like they would take the subway to the stadium, but it's still quite convenient to the stadiums, at least relative to other luxury, Center City hotels.

Article on this Philly.com
http://www.philly.com/philly/home/20..._S__Broad.html One noticeable albeit small change is the height in the article is listed at 567 feet. Inga gives her seal of approval. http://media.philly.com/images/carl-dranoff-sls-600.jpg |

MIAMI | SLS Brickell | 52 stories | 550 feet | Proposed Albeit, Miami's is "sexier" with all of those rainbow colors, but that's Miami's environment, hot & sexy. (Not sure if this will come thru as a link. I'm not that familiar with inserting info.) |
Great to hear Philly is kickin' it for development.

I actually just noticed Morgans Hall way at the top of the picture. Does anyone notice what Zoning is like along North Broad to Temple. I though I heard or read somewhere that near Temple that height is not a problem.

Zoning Map http://www.phila.gov/map Zoning Code Page http://www.phila.gov/cityplanning/pr...es/zoning.aspx What each zone means can be found here http://philadelphiaplaneto.com/wp-co...de_reduced.pdf CMX-4 allows a maximum floor area ratio of 700% with bonuses. So a 10,000 square foot lot can at most have a 70,000 square foot building. Floor area ratio explained http://philadelphiaplaneto.com/wonky...on-floor-area/ |

If Philly can gradually "inch" their way forward, perhaps more development could occur southward, at least. This Hotel/Condo is a very vital project that fits that description! :notacrook: |

possible height increase?
From the article that Flyers2001 posted here earlier (From Philly.com)
(See above link) Post #62 I overlooked that there would be a City Council meeting on February 12th (tomorrow) to discuss some changes in the plan when it comes to the loading dock areas, wider driveways, and a "possible height increase" ?? Gee, I hope so! That would be icing on the cake! It never hurts to think positive! Here's what it says (copied & pasted from article): "But the mix also makes things more complicated on the ground. To serve the building, Dranoff is seeking zoning changes from City Council to allow big driveways on both Broad and Spruce Streets, as well as a height increase. Because the building's loading dock is planned for narrow Spruce Street, delivery trucks will have to back in, a maneuver sure to cause traffic headaches. The first Council hearing is scheduled for Feb. 12." |
It sounds like they are talking about a height increase from what current zoning would allow. I'm not sure what height the FAR and zoning restrictions currently allow but this may just be a hoop Dranoff has to jump through in order to build to 562 ft. I would love to be wrong though.

Zoning changes approved by City Council for this:

Although, maybe a misprint, but it did grow by 5 feet. 562>567 ft. lol. Hey, every nickel counts to make up a dollar! Summer, please update header page of the thread please. :D (I didn't realize Philly had so many height restricted areas. Just to get approvals from City Council seems to be an extra hurdle a builder has to get thru.) |
No issues with this building, seems like we re good to go. It will be awesome seeing this rise in the south and the new Mormon building rise in the North.

I saw the aerial rendering, however, I did not see the below skyline rendering posted previously.

I'm liking this building and looking forward to watching it rise.
Would also like to see a 700 footer and perhaps something in the 900-1000 foot range in that vicinity as it would expand the skyline as viewed from the east and west. Just mentally visualizing based on the photo above. |

"I will tell you that, um, the start for demolition is approximately the fall of 2014, assuming approval, and construction approximately two years thereafter. " The above quote makes it sound like it would not start construction until 2016 or so. I'm sure they just left out the word "completed." Would there be any reason that demo would start in 2014... and they would not start construction until 2016? Even the below quote is not 100% concrete in regards to the completion ET. @05:29 "So, by 2017, we are very hopefully that, um, that this project, SLS International will be constructed and take its place on the skyline." |

City Council has passed a bill to rezone the site of this tower:
http://planphilly.com/articles/2014/...-dranoff-hotel |
SLS International Hotel & Residences
CDR Submission -Height has been upped to 46 floors and 590 feet -Will be the 9th tallest in the city assuming CITC and FMC get going. This will push W Hotel back to the 10th tallest in the city. -151 room luxury boutique SLS hotel -126 luxury condominium units -SLS signature restaurant and bar on the corner of Broad and Spruce -Rooftop lounge, fitness center, 75 foot pool, 6,000 sq ft ballroom on top of podium facing the Kimmel Center http://www.phila.gov/CityPlanning/pr...Submission.pdf |
Beautiful building. What a fantastic addition to Philadelphia.
If you are going to make it 590 feet, might as well make it 601. ;) |
So this building was originally 47 stories and 567 feet. But now it's 46 stories but 590 feet? Hmmm. I wonder what design changes made the building 23' taller, but dropped one floor.
|
So they are kicking out Philadelphia International Records.

Looked like some equipment there yesterday cleaning up the lot, assuming this wont be another beer garden this year it appeared to be removing everything back to dirt on the empty lot part.
