It's not zoned to gentrify and the NIMBYs (not using this term contemptuously here) will have a fit if something is more than 2, 4 stories tops. It would be a huge mistake to level the place like what happened to Roosevelt downtown.

We'll have to see the PUD and how they respond.

Phoenix looks to sell midtown parcels near light rail for new development
 
Small lots but still it's more potential infill.

“The city of Phoenix is looking for innovative development proposals for the Holly Street parcels in the request for proposals,” said Gretchen Wolfe, procurement officer for Phoenix’s Community and Economic Development department.

Bids are due June 15.

Midtown and downtown Phoenix have seen new hotels, apartments and other projects — including some creative concepts — go up as the real estate market has finally put the last crash in the rearview mirror.

One developer who lives in Willo is proposing to build 6 or 8 two story homes plus two over the garage units. They would be in the 1500-2000 sq ft range. Each unit with a tandem garage. He showed pictures of bungalows and spoke about them fitting well with Willo, but there were no renderings, just rectangles on a map. Hard to imagine a 2000 sq ft 2 story bungalow. Willo Board voted 11-2 to write a letter supporting the project. I voted against, wanting to see renderings and maybe a request for a variance to reduce required parking.

^ 2 stories is bullshit for that lot. Two stories would be fine if it were on the west side of 1st Ave, but 1st Ave is a hard fought line that doesn't connect the rest of the streets for a reason--it's to keep higher intensity uses and the traffic out of a single family neighborhood.

Accordingly, single family homes don't belong in a high-intensity neighborhood, especially served by light rail. If somebody wants to develop the parking lots nearby, they're going to have to contend with NIMBY sprawl.

I've been driving by for a while since they've been fenced. It's a shame some of them couldn't have been moved. What I do hope is that someone can go in them and salvage some fixtures, wood, windows, doors, coving, etc. from some of the other homes. There still seems to be salvageable stuff I can see from the street. My hope is that at least peices from the homes can go on to a new life.

I have used my 10 free stories for the month. Does anyone have the rendering or know how many stories? I assume 5 or 6. I like the density midtown is accumulating.

Most of these homes would probably not have been worth it. There are about 16 homes on that block, 2 of which that were actually large and well maintained. The rest were very run down bungalow sized homes and not very well kept which would have been probably too pricey to save and rehab.

Just walked around the block today and most of them are completely gutted and major holes in the roof from the Phoenix Fire Dept. using them for training. Looks like the PFD already has completed half the demo for the developer :haha:

Downtown subcommittee is set to approve awarding the Central/Adams RFP at upcoming meeting.

The subcommittee is also authorizing an RFP for redevelopment/adaptive reuse of the old First National Bank building at 24th St./Jefferson, which could be a good step toward stretching development along the light rail line.

2 other things that caught my eye. City will sell the empty lot at 814 N 5th Ave for development and also a conservation easement for 218 E Portland St. For the latter, is this progress towards what is proposed there? I can't remember if this was a 10-story hotel?

Thanks for the update! Dang I could've sworn the 814 N 5th Ave lot would be for commercial use but nice to see it get developed. And that was my bad...the easement was for 218 NOT 214...218 is the NWC lot.

I thought the lot was going to be 5 story residential? Wasn't that just announced a few months ago? Don't get me wrong. I'd rather have a 10 story hotel! Just never heard this.
