Has this always been here? I get Lakeshore East vibes from this, referring to the spiral staircase that they built there years ago

609 W Washingtion ^^ Thx HarryC. Good set of B/W pix. One of my favorites and combines an adaptive rehab with new tower. Sits so well on that block.

Question: Is there night accent lighting? This looks like it would light up well.

The driveway into River City? Yes, has always been there, though they've installed those new light fixtures (they've renovated practically the whole building at this point – it's much nicer than a few years ago).

Ahh ok, I’ve never made it down to River City

I hope that with the Riverline district that changes, and that area becomes more appealing for visitors

Looks like the Union tower is nearing the half way point for floor count.

Nice scouting. They aren't wasting any time on this one.

An SOM joint

https://chicagoyimby.com/2021/10/dev...west-loop.html (the last rendering is same angle as your photo which is cool!)

Will have some vine greenery growing up the sides, 1000 ft cafe on the corner, and another 16,500 foot of retail.

The link also has a West Fulton FAR map from SOM for the eagle eyed.

Yes, but the signage on the building is for Parq Fulton, which is the soon-to-open apartment project at 1400 W. Randolph.

I think the SOM-Shapack tower at 1353 Fulton still needs zoning?

PDF is up- 470'! Pretty bad renderings in the pdf... though appears to be another glass box with a massive parking podium- 275 units and 235 PARKING!

Bridgford Foods redevelopment (170 N Green) zoning application is out..

40 stories, 470 feet to the very top (455' to the common roof) with 275 residential units plus office, hotel, and other retail/commercial uses. 235 total parking spaces..

https://chicago.legistar.com/Legisla...vanced&Search=

Based on what I can find, this is way taller than the 17 story last iteration from a handful of years ago. A little bit fewer residential units and around the same parking spaces. But now...an office and hotel component to it all.

ardecila Jan 25, 2022 7:01 PM

Woah, awesome. I love how the site plan continues the pedestrian arcade that Shapack built across the street at 167 Green.

Big Fulton Market project to feature 40-story apartment tower
The plan to redevelop the longtime Bridgford Foods processing plant is one of the most ambitious and tallest proposals for the trendy former meatpacking district.

DANNY ECKER

Quote:

The longtime Bridgford Foods processing plant in the Fulton Market District would be redeveloped into a 40-story mixed-use project under a new plan for the site from Chicago developer Shapack Partners and the development arm of construction and design firm Clayco.

In one of the most ambitious and tallest development proposals to date in the former meatpacking neighborhood, a venture of Clayco division CRG and Shapack aims to transform the nearly one-and-a-half acre site at 170 N. Green St. with a tower including 275 apartments as well as office space, a hotel and other commercial uses, according to a zoning application that will be submitted to the City Council this week. The project would replace the 156,000-square-foot plant on the site today, which Bridgford ran from 1975 until the Anaheim, Calif.-based company relocated its Chicago facility to a new building in the Back of the Yards neighborhood in 2020.

From the filing document...

Quote:

The Applicant requests a rezoning of the subiect property from PD 1354 to the DX-7 Downtown Mixed-Use District then to PD 1354. as amended in order to allow for the development of an approximately 40-storv mixed-use building containing up to 275 dwelling units, office, hotel and olher retail/commercial uses. The overall FAR will be 11.5 and 235 accessory parking spaces and 97 bicycle parking spaces will be provided.
Too much parking for this one.
