This one turned out to be surprisingly tall for its location. I posted the site plan in the update thread a little while back, but it deserves its own thread. This is right next to the proposed Hilton Garden Inn. The 27th floor is listed as mechanical, but the penthouse loft has a second floor listed as 26.5.

This is a surprise. Could be a great project to bridge the gap from Capitol Area to West Campus.

Nice. I had a feeling this one would be fairly tall. The allowable height for that lot is 400 feet, by the way.
Even at 319 feet, this will be the tallest building north of the Capitol, and the next tallest buildings will be 10 blocks south of it. |
The Architect is Rhode Partners. So it may not be completely average.
Rhode Partners is designing a lot of current projects. But they haven't updated their website in three years, and they don't do social media. So renderings of their work are scarce unless a developer releases some. |

So here's a question. I've heard different names for what this area is called. Personally I think of it as kinda like an Uptown, however I guess Uptown would be more towards the Highland area. So I wanted to know what everyone here refers to it? Part of the Capitol Complex? Uptown? Quasi indefinable region of DT?? lol. The bridge between DT and UT..

So neighborhood wise, this area might be roped into the capitol complex, but I think eventually the CBD, West Campus, this area, statesman site, and bleedover into East Austin (Think Plaza Saltillo) will all be defined as downtown more or less. |
I've always thought that the area south of MLK where the street grid shifts direction was where downtown starts. The heart of downtown is really south of the capitol but I hope once this "north capitol" area starts filling up with development, that it just feels like an extension of downtown rather than a distinct neighborhood between downtown and campus. Perhaps that will be the case whenever Brackenridge is redeveloped and the Texas Mall is complete, and hopefully those parking garages on San Jacinto/Trinity can be torn down and replaced with a vibrant neighborhood.

I don't think uptown really fits here. I think of it more as a midtown maybe?

I'd be happy to wait it out until this area is considered to be part of the CBD. I think a Midtown would include West Campus, campus and future development to the North. But I would really like to see the general Domain area to start being referred to as Uptown. Albeit a "pretty far Uptown". The growth and height we are seeing in that area has far surpassed that former Domain shopping center label.

I would describe their location as the western edge of the 'Capitol District'.

When we moved into the area ( Cambridge, 2001) it was called "Uptown".
it didn't really stick and seemed forced. Museum district has been tossed around here. It what Cap metro has on the bus stands. It is , indeed the North end of Downtown and official part of the CBD. That a designation not an opinion. ( MLK is boundary to the north) Perhaps accurate location is just all that needed. I always refer to it as the "North End" of downtown. OR North Lavaca. |
