that massive parking podium in the last pic is nasty...

JDL does not mess around. That's an aggressive timeline. Full project complete by 2026.

Ricochet48 May 7, 2022 4:13 AM

Wow, that last picture. It even dwarfs Old Town Park from this angle, very impressive.

Literally what I said. Awful, thought we learned from the river north parking podium disasters of the 2000s. Parking especially this close to downtown should automatically be qualified for TOD and have it slashed way down. And then every remaining parking should be underground. Come on guys

Where are you seeing the 2026 date? Previous slides I saw 2029 for last phase.

That's only because the podiums are facing the train. Plus they cut the head off of Niche 905, which exacerbates how bad their podium already looks. I think North Union, on the other hand, are creating a great street presence.

There's not a great rendering of it with the updated designs but it looks very similar to their original renderings.

Holy moly. Is this not huge news?

Some of those 'coming soon' dates for the ~400' towers are in 2024-2025. Meaning they'd have to break ground by next year no?? And then not long after for the 600 footers.

Until recently this was their timeline (which to be fair I thought was kinda ridiculously long)

If you click the dots next to the proposed buildings, it gives a timeline. The tallest towers say 2025-2026.

The land between the tracks and Orleans is vacant, so something will eventually get built there and obscure the views of the podium.

If the rental market continues as it has been for the last year (and that seems likely given the macro trends) it makes sense for jdl to move the timelines up if that is indeed what they're doing. My most recent rental vacancy (about a month ago) had 8 showings and 3 applications within 24 hours of being on the market. And I thought I was being greedy with a 20% rent increase...

20% is huge, while i hope the market continues to be hot, lets not normalize these huge jumps in rent and end up with some even more serious housing issues in the city.

Would have been interesting if those lots could have also been acquired and incorporated by spanning over the L... not sure if Cta would ever grant/sell air rights for something like that... talk about cool though.

I love JDL because they dont seem to mess around with starting on projects. I'm pretty sure all their more recent projects started construction the very day they got a building permit. Nothing bothers me more than getting a building permit, then having a ceremonial groundbreaking a month later followed by actual construction 2 months after that.

They did it for Rush hospital and the IIT campus center, both private institutions.

Somehow the CBOT skybridge over the L at Van Buren had to be shut down for terrorism reasons, though.
