1 Flatbush is situated along one of the most prominent corners in Brooklyn, at the foot of the Fulton Street Mall and within short walking distance to the Brooklyn Academy of Music, Barclays Center, and the CityPoint mixed-use development. Atlantic Terminal and a multitude of other transit options are also in close proximity. The development will contain approximately 20,000 square feet of retail that will line its 100 feet of street frontage along Fulton Street and nearly 150 feet along busier Flatbush Avenue. Above the retail space will be 157 rental units, 20 percent of which are to be designated as affordable.

Slate, Meadow pay record psf price for 1 Flatbush

Slate Property Group and Meadow Partners have closed on the $59 million purchase of a development site at 1 Flatbush Avenue in Brooklyn, paying nearly $500 per square foot- a record deal for a Downtown Brookyln development site.

The sellers, Capstone Equities and the Carlyle Group, purchased the two-story building as part of a $35 million deal a year ago, according to the New York Post. They have since relocated the tenants, providing vacant possession at the 120,000-square-foot site.

The deal was done at $491 per square foot, with retail — rents could creep up to $300 per square foot, sources said — being a big driver.
In October, Slate filed plans for a 19-story, 160,000-square-foot apartment building at the site, which will have retail at the base.

A Savills Studley team led by Woody Heller, Will Silverman and Eric Negrin represented Capstone and Carlyle.

however, the building’s height will remain the same at 210 feet. A retail base will occupy the first two floors, and amenities will follow on the third floor, topped by 13 stories of apartments. The developer still plans to set aside 20% of the units as affordable housing in exchange for a slight increase in floor area, which will produce about 25 below-market apartments.

Goldstein, Hill and West are the architects of record, and their black steel and red brick design surfaced earlier this year.

The exterior curtain consists of a grid of industrial-style windows on the upper portion with a protruding wall of red-colored masonry. These units will go for $2,250 per month for studios; $2,895 per month for one-bedroom apartments; $3,415 per month for two-bedroom, one-bath units; and $3,915 per month for two-bedroom, two-bath residences. There will also be 37 affordable housing units, making up about 20 percent of the total apartment count. These will start at $867 per month for a studio, $931 per month for a one bedroom, and $1,123 per month for a two bedroom.

Each unit will feature floor-to-ceiling windows, oak plank hardwood floors, in-unit washer and dryer, and kitchens with marbled quartz countertops, stainless steel appliances, and chrome fixtures. Other amenities include a residential lounge, co-working space, a fitness center, a dining room for private events, private storage, bicycle storage, and a game room with a billiards table, arcade games, shuffleboard, wet bar, and vintage video games. There are also two outdoor patios on the structure’s setbacks that provide views of Flatbush Avenue, Downtown Brooklyn, and a straight-on vista of the Manhattan Bridge.

The first two floors will contain 20,000 square feet of retail space, which will open once work on the interiors wraps up.
