That might be the project across 5th street. What a superb design!

Actually, I was wrong. It’s even better! This is on the southeast corner of 5th and Spring Garden! That means 3 of the 4 corners of this intersection are getting redeveloped!

PHLtoNYC Jun 8, 2021 4:09 PM

That is a beautiful design. Spring Garden will be unrecognizable in a few years.

Redddog Jun 8, 2021 5:54 PM

That is so hot.

Wow! Yards and Silk City must be ecstatic.

I just walked past this plaza. It looks like the beer distributor closed its doors on June 30th, and the Dollar General will be closing tomorrow, July 8th. All other retail locations within the plaza appear to be closed. It looks like this one will be ready to go soon!

Redddog Jul 8, 2021 2:19 PM

^^Admit it.

You were drinkin beers at Yards yesterday....

START ALL OF THEM!
I wonder if the promise of the renovation of Spring Garden Street helped attract any of these.

Of course This area between Spring Garden "Boulevard" (as I like to call it) and Callowhill Street I always thought was prime.
Filling the gap between 2 very popular neighborhoods, transit access and walking distance everything, including a world class waterfront coming. I'm sure of it :superwhip

There was work on the same spot at some point in the last year where they dug up that section of the parking lot and then filled it back in when they were done so it may just be another phase of whatever they were doing then

So, I saw something in the Fishtown neighborhood FB group that brought me back to this exchange.

A few months ago, I noted construction equipment and a large hole by the 5th Street side of the strip mall, next to the Dollar General. According to a poster in the Fishtown FB group, this excavation is occurring due to the fact that an old burial site is beneath the existing strip mall. This is actually an archaeological dig!

El Duderino Jul 12, 2021 10:42 PM

i don’t know how that dig has progressed, but way more of the parking lot has been closed off with heavy concrete dividers. hopefully this will get moving once this is appropriately handled. i believe when this happened at the project on Arch between 2nd and 3rd, it delayed things by a little more than a week; who knows if this is similar but it still be exciting seeing this go up.

I hope the couple that had that beer distro didn't get too put out by this closing, they were nice and I used to go there all the time when I lived around the corner. When my total was like $11.09 or whatever they never sweated me the pocket change haha.

PHLJD13 Jul 14, 2021 1:59 PM

News on the archeological dig at the site:

https://www.inquirer.com/news/pennsy...-20210714.html

philly_account12 Jul 22, 2021 6:26 PM

Trees were being cleared from the site this morning. Didn't see any demo equipment yet but all of the businesses are closed and the site is completely fenced off so demo can't be far off

PHLtoNYC Jul 22, 2021 6:45 PM

Will this archeological dig delay or mess things up? Or has that wrapped up?

philly_account12 Aug 3, 2021 4:31 PM

Interior demo started this morning. All of the necessary equipment seemed to be on site so this should be a hole in the ground very soon. I'm assuming that means the archeological dig issues have been cleared up but its also possible they were able to proceed with demo without interfering with that part of the site

Amazon opens first Pennsylvania grocery store in Bucks County

Quote:

The first Amazon Fresh store in Pennsylvania has opened at the Creekview Center in Warrington as others are in the works for the region.

The Bucks County store at 389 Easton Road totals 35,000 square feet and nearly backfills a 49,000-square-foot space vacated by Giant. Amazon.com Inc. declined to specify how many full and part-time employees are working at the store other than to say it is "creating hundreds" of jobs. The store sells beer and wine.

It is planning to open another store in Bucks County in 41,000 square feet of a former Kmart at the Brookwood Shopping Center on Street Road in Bensalem as well as in about 40,000 square feet at a mixed-use project at 5th and Spring Garden streets in Philadelphia.

The company also intends to open a store at 2940 Springfield Road in Broomall, where it has also secured a liquor license to sell wine and beer, according to Marple documents. The company is also reportedly seeking to open a store in a former LA Fitness at 403 West Chester Pike in Havertown.

the demo is wrapped for this and the entire lot (that i could see) has been cleared and graded - looks ready to go soon.

philly_account12 Sep 21, 2021 9:31 PM

Very minor update but excavation has been ongoing for this one and materials are starting to appear on site. Definitely doesn't qualify as under construction yet but its inching closer

summersm343 Oct 14, 2021 3:10 PM

Some photo updates of excavation in the link below. We'll be able to move this one to U/C soon

This leaves out the building under construction just south of Yards/Target on 5th Street.

There is that Streamline project next to the Edward Corner building that seems to be missing from your graphics. Anyone here know the status of that?

Also missing is the newly announced mid-rise on the parking lot between Waterfront Square and the casino.

SEFTA Oct 15, 2021 7:53 PM

I generally concentrate on towers, specifically ones that have their own thread.
I place some low rise where they seem to be pivotal in the region.
Low rise are hard to keep track
The threads here show me all their status and I can easily find them.
Show me a pic
I'll add it

There's quite a few projects missing, but SEFTA only typically puts highrises in. There's also the project on the old Festival Pier that will add multiple buildings there.

arkitect13 Oct 17, 2021 3:25 AM

the festival pier buildings? I havent heard anything on them since summer 2020, They look good, but no progress I'm aware of

Permits were issued for that one (I believe that's what SEFTA uses to update their renderings). There had been some minimal action on the site the last time I was over there but its definitely not under construction the way that you're thinking

mcgrath618 Oct 18, 2021 6:00 PM

Pretty sure it was, like the project this thread is about, delayed due to archeological digs.

I thought that wrapped up weeks ago? Are there now issues with neighbors due to the dig?

There was speculation in the beginning of this thread about this building possibly being designed so that the single story portion could support a second tower in the future. Are there any signs of that happening in the work that has already occurred?

The foundations on the near side of the site seem very different than the far side which is leading me to believe this wasn't in the plans, but I admittedly know very little about large scale construction.

I'm sure this is known, but it's quite amazing to look at this area in person or on Pictometry (a cooler Google Maps). The entire area from Spring Garden to Fairmount, 4th to 6th has transformed in the past 15 years. And not all, but many of the new structures are good looking buildings.

And that area doesn't include the the future large development from Spring Garden to Fairmount, 6th to 7th (current Fairmount Manor site).

I remember traveling in this area pre-2010 to visit friends in Fishtown and it's truly night and day (in a good way). Great to see all the gaps between Old City and Northern Liberties disappearing, doesn't seem far off when we will have a seamless transition between the two areas, minus the dumb highways.

If only there were more street trees with these buildings, some include them, but most don't. :)

What we really, really need is for the Spring Garden greenway project to finally happen. That way we can get street trees, median trees, protected bike lanes, and traffic patterns that make sense!

Not enough studies have been completed, we need at least 10 more to make this work. (sarcasm :D).

The tower crane is up on this one, you can see it from Independence Mall over the Constitution Center.
