A more in depth look at the Hilton Canopy Hotel from an article in the Ithaca Voice:
1 — Construction coming soon on Canopy Hotel in Ithaca https://brancra.files.wordpress.com/...ng?w=510&h=576 We’re learning more about a new hotel slated for downtown Ithaca, a Hilton brand called “canopy Hotel.” The 74,500 sq ft hotel includes a small restaurant space of 2,000 sq ft on the first floor, as well as standard hotel amenities like a small meeting room and a gym. The $19 million project hopes to start construction this spring. I think we’re up to version 7 now, but the differences in the proposed “canopy Hotel” are now so subtle that you’d have to be looking hard to spot the changes. The entrance facade is virtually the same, but the mechanical penthouse has been updated to better blend in the rest of the structure, and a couple of stylized wall inserts have been planted into the northwest wall to give the 7-story, 123-room hotel a little visual interest. More renders here, a geotechnical report here, a new cover letter here, and traffic study materials here and here. Thank goodness a lot of this work has gone paperless. According to the documents, the new “canopy Hotel” brand by Hilton: “…is marketed towards the millennial generation (those born between 1980 and the mid-2000s), however, is relevant for the older generation of hotel guests. Each canopy Hotel is designed to incorporate the essence of its local surroundings and neighborhood feel; such as offering a local welcome gift and evening tastings of local food, beers, wines, and spirits to providing local fitness and recreation options in terms of jogging and bicycle routes (bicycles will be available for rent).” Yes, ‘canopy’ is meant to be lower-case and ‘Hotel’ is capitalized. I’m sure the brand creators thought that was hip and edgy. Yet another reason why I would never be a good marketer. Here are a series of images from the project: http://ithacavoice.com/wp-content/up...-PM.png?34f5ae http://ithacavoice.com/wp-content/up...-PM.png?34f5ae http://ithacavoice.com/wp-content/up...-PM.png?34f5ae http://ithacavoice.com/wp-content/up...-PM.png?34f5ae http://ithacavoice.com/wp-content/up...-PM.png?34f5ae http://ithacavoice.com/wp-content/up...-PM.png?34f5ae http://ithacavoice.com/wp-content/up...-PM.png?34f5ae http://ithacavoice.com/wp-content/up...-PM.png?34f5ae Here's the link to the article (some other info included): http://ithacavoice.com/2015/01/const...-start-spring/ |
An enlightening article ref: affordable housing in the Ithaca area. I'm sure there are other cities with some similar obstacles to being able to house people with all levels of income. From the ithaca Voice:
http://ithacavoice.com/2015/01/ithac...s-development/ I look forward to the next installment. I just hope the sky is not really falling. :( |

Marriott begins
Daily Sun has an article on the Marriott...not much new, but the hotel occupancy numbers were interesting. Really hope the convention space happens with Hotel Ithaca or someone else.

Vis over at the Ithacating in Cornell Heights blog has been busy this month. Here are several recent entries:

Here's an article from the Cornell Sun regarding a potential new development in Collegetown. The developer has opened the design of the new structure to anyone affiliated with Cornell University. It should be interesting to see what kind of entrants they get. I know Cornell has a respectable school of architecture, so this could be a new direction for some develpoers.
http://cornellsun.com/blog/2015/02/18/1025095/ Actually this has happened before. Thanks to Vis at Ithacating, here's an entry from his blog describing something similar over 30 years ago: https://brancra.wordpress.com/2014/0...ment-building/  |
An update from Ithacating. Unfortunately it's not all good news. Item 4.B. could put a real damper on the Canopy Hotel project. I sometimes think Ithaca is cursed with nimbyism.

The latest entry for the Ithacating blog is of a more positive nature overall:
https://brancra.wordpress.com/2015/0...ousing-market/ I hope the convention facility gets finalized asap, the downtown area needs a pick-me-up after the mess which is the Commons renovation. |

Some unexpected news from the recent Planning & Development Board meeting. Looks like downtown may be getting another mid-rise building. Hope this actually happens, and it's location will enhance the Seneca Street corridor. Here's an article from the Ithaca Voice:

I'm not sure if I've included this before, but here's a fairly recently completed "pocket neighborhood" not too far from downtown:

Update on the Six Mile Creek apartments (from Ithacating blog):

This proposal kinds of surprises me. An article from the Ithaca Journal ref: a new student housing building in a prime location downtown:
http://www.ithacajournal.com/story/n...site/26266005/ The site is the block noted by the yellow triangle in this picture: https://farm8.staticflickr.com/7544/...35efa7ac_b.jpg :D |
Of course there is the reality of the town/gown split. An article on the same project in the post above, from the Ithaca Voice:
Major student apartment project proposed for downtown IthacaThe Ithaca Voice However, if you click on the Facebook link at the bottom of the article and read some of the Townies' comments, definately some venom there. :( |

Some initial renderings of the proposal for the Trebloc site mentioned in post #83. It's a biggie for downtown Ithaca. From the Ithaca Voice:
http://ithacavoice.com/2015/04/11-st...ew-renderings/ Of course the Facebook comments are not favorable to say the least. |
Ithacating blog update. Looks like another downtown biggie is still on the map (Harold's Square). Glad to see some affordable senior housing in the pipeline too:

Since downtown has a lot going on right now, I guess it's time for Collegetown to get started on some of its projects. From the Cornell Daily Sun (though I think they meant to say 5 floors of residential instead of four):

Tompkins Financial Building
Could be a busy summer/fall downtown (now, if Hotel Ithaca and Harold's Square would pick it up)...Compliments of the Ithaca Voice.

Demo has started on the Novarr-Mackesey property on Dryden. I thought Kraft's Dryden South was going to start first, but there's a pile of rubble at the Linden corner.

Here's an article from the Ithaca Voice about the Belle Sherman area homes being sold out. Ithaca needs some 4,000 housing units in the metro area, so it's not surprising that this development in the city was so successful. The big problem is housing affordability. I'll post another article about that. First, Belle Sherman: http://ithacavoice.com/2015/05/new-s...-are-sold-out/  |
