Thank God they're cleaning that whole west side of river north up. No reason they're should be this much surface parking, underutilized short buildings, and gas stations this close to the CBD. Next they needa clean that whole Cabrini Green area up, though I did see an article of high rises planned in that area which is great.

BuildThemTaller Dec 22, 2021 8:26 PM

Cannot wait to see this development progress. This is going to do so much to extend the CBD north to Old Town Park and beyond as well as break up the horrid street presence of Moody's.

Randomguy34 Mar 14, 2022 5:40 PM

In a Crain's article, JDL said they're breaking ground on 920 N. Wells this month and 878 N. Wells in a few months. This would actually be ahead of their initial timeline, 920 N Wells was going to be a part of phase 2

Quote:

Confident the boom will continue, JDL is getting ready to break ground on its first two buildings in North Union, a $1.2 billion, 2,700-unit development on the Near North Side. It plans to begin construction this month on a 236-unit multifamily structure at 920 N. Wells St., with a 410-unit building at 878 N. Wells getting underway in a couple months, Letchinger said.

^ It says 920 N Wells to start this month and the other to start in a few. That's great news. Can't wait.

Good news. This looks nice.

Can someone describe the addresses for these parcels?

They're wasting no time with One Chicago being done

This stretch on Lasalle has been such a drag on the Near North Side..., for basically forever. The continuity this whole development is going to provide between Chicago and Division is gonna be a total game changer!

Very nice.

What's currently on the site where these buildings will rise?

The land is owned by a bible college that has been in the area since the late 1800s. The buildings on the site (a gym, a mail center, etc.) are mostly 1-2 stories and the rest of it is parking and open space. The purple area is where this project is going. The first building that is about to start construction is in that surface parking lot on Wells/the edge of the area. The yellow area I believe will be where Moody will redevelop their campus.

Yeah, it will be great when the city doesn't seem to suddenly disappear after you walk west of Washington Square Park.

You mean Wells St. LaSalle is a block east. The late phase in yellow by a different developer will impact LaSalle

Yes thx. Though its true both are a dead zone but this development will only remedy that on Wells.

BrinChi Apr 10, 2022 9:07 PM

I drive down this stretch of wells street nearly every day, taking my kid to daycare. So much potential as it's already filled with more pedestrians than cars. Already the strip between Hill street and Division is transformed with the Onni development (will be better when they get retail tenants in place).

I did not realize the Moody side (in yellow) would be receiving any redevelopment. Are there any loose plans? Moody has to be a school that is making an unprecedented amount of money from real estate, which, thankfully for them, is the only way it survives given it has no tuition (just room and board).

Randomguy34 Apr 10, 2022 11:48 PM

You can see the loose plans for phase 2 in this presentation slide. Again, nothing formal but it would be ~1300 units, with buildings fronting Wells and LaSalle St: https://www.chicago.gov/content/dam/...2421_final.pdf

Mr. Chicago Apr 12, 2022 8:29 PM

Mr. Chicago here,
The Moody project is the perfect project for the perfect spot. Division Street
area can use some more energy. The area needs to connect better with the
Northside. Speaking of connecting neighborhoods, the elevated train does act as a barrier leaving Orleans Street orphaned. Hope the Moody project can spread its energy to the Cabrini area. Too bad the el. cannot be rebuilt to something sleek and modern. However old things can be made useful. Simply paint and repair the structure and give it some personality.
What do you think?

Posting the Phase plan from the pdf above for easy reference

Though Phase 5 is an eternity away in 2029, a near 700' that far north would have a massive impact. I believe it would be north of the Hancock tower even.

Given how fast JDL has been delivering though maybe they are just being conservative with the timeline.

JDL just gets right to it don't they.

The plan from above shows Phase II commencing by 2023 estimated. That's 7 structures beginning by 2023 (hopefully). That's a lot!

ardecila Apr 28, 2022 4:00 PM

I'm disappointed to see that 920 Wells will have a parking podium. I was hoping this would be finally be the development where all parking is minimized and pushed underground (except at edge conditions like the L tracks). Now there is a big ugly podium, front and center on Wells.

The facade system on this looks pretty cheap/basic too. I fear that similar VE treatments are in store for the rest of the buildings.

Ok so we've got Keller, Stalworth, and Michels working on foundations simultaneously. Not sure if Case is working on anything right now. Though I can't remember the last time we had 3 separate companies doing foundation work at the same time. 4 would be pretty rad.

Bombardier May 1, 2022 12:50 PM

^Case was purchased by Keller and everything has been rebranded with the Keller name. Malcolm did the auger cast piles for 160 Elizabeth and Aldridge did the caissons at the Lincoln Yards job under construction so there are actually 5 foundation companies that did work on buildings under construction currently.

Oh wow, thanks for the info - guess it shows how uninformed I am.

Yeah Case was everywhere and then 'disappeared'. I guess that explains that.

I think Thatcher is doing caissons now too

Maybe they just translated the design from 640 Wells to here. Also curious that both Wells-fronting buildings have that little jog inward into the property. I keep seeing that in contemporary buildings -- what's up with that?

The “stacked boxes” trend has evolved to angled stacked boxes. Big deahl,
1112 w Carroll, the tall buildings on the moody site.

It’s very very on trend right now whether or not it’s good design is another question.
