search by address, there are many. The engineering firm has most applications completed and the building permit app is in but not issued. It appears serious but not confirmed as of yet.

Well, I can't beat Derby news, but I took a stroll around Midtown this afternoon.

Zipps: Fenced off and work going on. Looking forward to this because I live so close.

Creighton: Looks like the are starting on 4th floor. Love how dense this makes that portion of the parking lot.

Park Central Apartments: A steady stream of trucks going in and out for grading.

Park Central Garage: I know it's a parking garage, but good height. And, it's well off Central.

Barrow's: Grading going on.

That portion of West Catalina is very busy.

Novel (3rd St. And Earll): They have started framing the upper floors.

Technicalities I'm sure. Not crossing the T's and dotting the I's. I'm sure permits will be issues soon. Fingers crossed!

I guess this puts the speculation to rest whether these were condos or apartments.

I was thinking the same thing but wasn't the new Home 2 Suites hotel supposed to incorporate the old brick building to the west of it? The building next to the old Cooperstown? I think they wanted to turn it into the hotel lobby or something like that? Maybe the GPLET will help offset those costs?

Yea I didn’t see one mention either.

Looks fantastic though! Looking south from Washington down first and second streets and the north side of Jefferson from 1st Avenue to 2nd Street looks amazing already. You can just kind of see the arena at the end of the tunnels now. This will only add to that effect.

I’m hoping they will do an external remodel to Talking Stick Resort Arena and not just internal so far they’ve only shown internal renderings. Would like to see a more modern look outside.

I'm not finding a public report from the AZ Department of Real Estate for this tower which they would need to sell it as condos. There's no plat either, the whole property is on a GPLET still as it's still technically city-owned.

It's apartments until it's not.

It's stubby but there's not much development in this area and 140 rooms will be very dense. The GPLET is absolutely there for the public benefit of rehabbing Cooperstown into the building's lobby space.

A July 3, 2019, City Council report said, “The building is significant as an important and increasingly rare example of a utilitarian brick warehouse in the industrial downtown hub adjacent to the railroad siding on Jackson Street.”

Last Wednesday, the City Council approved giving Anish Hotels Group up to $200,000 to help rehabilitate the red brick building. In July 2009, the warehouse was designated on the Phoenix Historic Property Register. It has raised parapet, steel trusses and a full basement.

According to the council report, Tulsa-based Anish Hotels Group plans to use the building as a lobby for a new limited service extended stay hotel. The hotel will include three adjacent parcels to the east. The company’s website says it focuses on premium brands from the Hilton and Marriott family of hotels in high-end suburban and urban markets.

In exchange for the city’s funding, the building must be preserved, insured and maintained for 30-years. The total rehab costs for the former warehouse is estimated between $1.17 million and $1.45 million.

A few things from walking around Downtown last night.

Broadstone Portland is in full construction. Lots of equipment on site. Have we seen a rendering on this yet? I can't seem to find one. I believe it's 7 floors.

It looks like they may be starting on the 5 story Knipe Village office portion next to Knipe House. Parking lot and surrounding areas are being razed.

Vegetation removal has started around O'Neil and it looked like they were moving remaining equipment from the building and loading into a semi trailer. I expect to see the building demo'd fairly soon.

They are building a temp ATM location to replace the one being torn down for the ASU residential development. Also, dirt is moving once again after a couple weeks of no movement.

The grass where Palm Court is to go is dying off. They haven't watered it for about 3 months and I have seen various new paint markings and flags here and there. This is about the same way the AC Hotel lot was going before AC broke ground. Impending ground-breaking soon?

Barrister is the one I would really like to see go. That would be the finishing touch on that entire stretch of Jefferson.

Definitely. Block 23 already makes such a big difference to the view heading east. Barrister would seal it.

I spent a few months working in San Diego in 2003 when Petco was nearly completed and remember how that downtown went from nothing to a booming city, it was unbelievable. The same thing - to an extent - is happening right before our eyes. We are 15 years behind Denver and San Diego. Perhaps when our time in the spotlight is over Albuquerque is next.

Just kidding, I've been to Albuquerque enough times. There's no reason for anyone to move there.
