Love seeing more developments along our wonderful rivers. The area is not that great, just down from a group home, but so close to downtown and The Forks

Fairly plain but meh...I'll take it. Of course, I only really have the massing to go by as the render is less than detailed. Nevertheless, density is always good in Winnipeg.

As for the neighborhood...it's fine. It's not a high crime area and having a group home nearby means nothing. Frankly, I'm not sure some folks understand how group homes work. They're not "outpatient" services for criminals or anything and the kids in them tend to be pretty well behaved (based on my experience of having one down the street from me for decades)

It shows why having Harkness Station is actually a good thing there – there's a ton of undeveloped lots in that little nook. City should be pushing for high density there, especially on all the now-empty government lots. Should be nothing under 8 storeys in the area bound by QEW, Donald, Stradbrook and Mayfair. With that plan, mandate some ground level commercial.

I know this is super early, but I do have a gripe about this plan – why do you need 175 parking stalls for 96 units?! Especially in an area like this, right by an RT station and next to downtown.

I really hope the city is enforcing some sort of setback from the river so maybe one day we could get a public path on the south side as well! Repeal the Osborne one and put it on the river! Haha.

^ You're right, that is a very generous amount of parking for a place that is within walking distance of so many downtown places and within spitting distance of a BRT station. Nearly 2 stalls a suite is like what you would expect in most far-out stretches of Pembina or Portage...

Almost 2 parking stalls per unit. Wow. Disappointing. Unbelievable that 12 visitor parking spots are required.

Forks point should be full of midrises. More please. Any word on what's happening with the empty lots sort of across and down the street? There were some low rise developments IIRC.

There is certainly some demand for parking in the area - maybe they are looking to rent out surplus parking to non-residents.

Owned by the province, was Manitoba Housing. Wouldn't be surprised if there's precisely zero plan at this point. I say maybe MH build one tower, and sell off the rest for TOD.

DENSIFY HARKNESS! That entire sliver between the two rivers and donald should be renovated or re-developed!

I recall a while back the Manitoba housing did some public consultation as to what type of housing people would like to see here (type of buildings, amount of density, number of bedrooms etc.) EDIT: https://www.gov.mb.ca/housing/pubs/r...ion-report.pdf

The most flexible zoning district is “RMU” Residential Mixed Use. This would allow for higher density multi-family and some neighbourhood commercial uses.

The City of Winnipeg Urban Planning Division is generally supportive of rezoning the site, given its proximity to a rapid transit station, to the Downtown, as well as the proposed affordability component of the project.

Why don't the City planners adjust zoning regulations? You know them. I'm sure they know the regs are out of whack.

Other jurisdictions realized years ago that tower blocks for social housing were in most cases a mistake. Many have been torn down. Social housing should be small-scale and not concentrated.
