ITHACA, NY/ Some development info
For anyone who cares, here's a fairly updated summary of goings on in a small upstate New York town. I will be using info from Ithaca Builds ( http://ithacabuilds.com/ ) and Ithacating in Cornell Heights ( http://brancra.wordpress.com/ ).
1. Completed affordable apartment building in downtown - Breckenridge Place http://ithacabuilds.com/wp-content/u...ace_113132.jpg http://ithacabuilds.com/category/cur...ge-place-inhs/ 2. A recently completed mixed use building downtown - Seneca Way http://i2.wp.com/ithacabuilds.com/wp...ca_0206141.jpg http://ithacabuilds.com/category/cur...ts/seneca-way/ 3. Site ground work has started for a long awaited downtown apartment building - Cayuga Place Residences. http://ithacabuilds.com/wp-content/u...ace_2_Shot.jpg http://ithacabuilds.com/category/cur...uga-place-two/ 4. The downtown pedestrian mall (The Commons) is undergoing a major renovation. http://ithacabuilds.com/wp-content/u...ca_0513141.jpg http://ithacabuilds.com/category/cur...mmons-rebuild/ 5. The iconic old Carey Building is being renovated to serve as a downtown business incubator associated with the local colleges; Cornell University, Ithaca College and Tompkins-Cortland Community College(know as TC3). The foundation is also being built up with the hopes of adding 5 additional stories to the the current two. https://brancra.files.wordpress.com/...arey_rev_2.png http://ithacabuilds.com/category/cur...ilding-ithaca/ 6. A new farm-to-bistro project (TC3 Coltivare) developed by the TC3 Culinary Arts program is under construction in the ground floor (retail area) of the Cayuga parking garage. http://ithacabuilds.com/wp-content/u...02-18-14-3.jpg http://ithacabuilds.com/category/cur...tc3-coltivare/ 7. The old Holiday Inn tower downtown is undergoing a renovation as the start of a major project which will include an additional new tower and a name change to the Hotel Ithaca. http://ithacabuilds.com/wp-content/u...tel-Ithaca.jpg http://ithacabuilds.com/category/cur...haca-downtown/ 8. Speaking of hotels, the new downtown Ithaca Marriott Hotel hope to break ground as early as next month. http://ithacabuilds.com/wp-content/u...riott-Shot.jpg http://ithacabuilds.com/category/cur...thaca-marriot/ 9. Another hotel proposal has been recently announced -a downtown Hampton Inn located next to the Carey Building. http://ithacabuilds.com/wp-content/u...14_Page_08.jpg http://ithacabuilds.com/category/cur...n-hampton-inn/ 10. Tompkins County had issued a Request for Expressions of Interest to redevelop the old county library site downtown. They received six responses and now must determine which developer to use. Here's a rendering of the one I hope they select. http://brancra.files.wordpress.com/2..._libe_0414.png http://brancra.wordpress.com/2014/04...e-old-library/ 11. Still not much movement on the biggest downtown mixed use project - Harold's Square. Hope this can get going soon. http://ithacabuilds.com/wp-content/u...rspective2.jpg http://ithacabuilds.com/category/cur...arolds-square/ 12. Several blocks to the east of downtown a large apartment development is in the final phases. Collegetown Terrace will add over 1,200 beds spread throughout several new and renovated buildings. http://ithacabuilds.com/wp-content/u...wski-1600W.jpg http://ithacabuilds.com/category/cur...etown-terrace/ 13. Another project in the Collegetown neighborhood (Collegetown Crossing) which has been in limbo for quite a while has new life with a change in the city's parking requirements. http://ithacabuilds.com/wp-content/u...ing_Render.jpg http://ithacabuilds.com/category/cur...town-crossing/ 14. A new project (Dryden South) has recently been proposed just around the corner from Collegetown Crossing. https://brancra.files.wordpress.com/...ng?w=510&h=281 http://brancra.wordpress.com/2014/05...r-collegetown/ 15. The biggest project of all is a redevelopment of a large factory complex located on South Hill between downtown and Ithaca College. Big stuff for a small city like Ithaca. http://ithacabuilds.com/category/cur...strict-ithaca/ There are quite a few other developments proposed, in progress or just completed in and around the city. Nearly all are covered in the two sites I linked in the first paragraph. Sorry to give so much info (just excited and bragging a bit about the old home town I guess. |
Nice job on putting together a thread on a city we don't see too often here. Great to see all the new projects. Ithaca has to be pound for pound the healthiest upstate city (outside maybe the Albany area).
|
Wow, lots going on in Ithaca! Quality projects, too.

Thanks for the replies guys.

As a Cornellian this makes me proud. Ithaca is looking good!

Here's a brief update, and check out the links under the renderings for more info.
First, a better rendering of the proposed Carey Building renovation: https://brancra.files.wordpress.com/...rey_rev2_1.png News Tidbits 6/26: The Carey Building’s Addition, Revealed | Ithacating in Cornell Heights A new building proposed for the waterfront on Inlet Isle: http://ithacabuilds.com/wp-content/u...2-1280x988.jpg Ithaca Builds « 323 Taughannock Boulevard Waterfront Project « And another new apartment building for Collegetown neighborhood: https://brancra.files.wordpress.com/...6/327_eddy.png More Housing for Collegetown: 327 Eddy | Ithacating in Cornell Heights |
Ithaca is the only town I can think of where a pedestrian mall might actually work. Just the fact that the extensive constructions hasn't completely destroyed all the businesses on the Commons speaks volumes.

Though I like the design and hope that corner gets a nice development, I don't think this one will pass muster. It's located in Collegetown, my old neighborhood.
https://brancra.files.wordpress.com/...30_college.png Here's an article from The Ithaca Voice: http://ithacavoice.com/2014/07/jason...-height-limit/  |
Ithaca is booming! Probably the biggest economic growth in upstate NY.

Well here comes another proposal for Collegetown. Check out the info Visiteur posted at his Ithacating in Cornell Heights blog: http://brancra.wordpress.com/2014/07.../#comment-4738 Here's a rendering: https://brancra.files.wordpress.com/...n_dryden_1.png  btw, the building in the middle of the project is the Dryden South proposal covered in the first post (# 14). Here is a recap of that proposal: http://brancra.wordpress.com/2014/05...r-collegetown/ :notacrook: |
Are they going to open the Commons to cars? Might save it.

Well this proposal for the Collegetown neighborhood in Ithaca has made quite a splash. Maybe there is a chance for it to become reality (from the Ithaca Times):
http://bloximages.chicago2.vip.townn...6796.image.jpg Proposed 'Collegetown Tower' 12-Story Tower Proposed in Collegetown During a more than six-hour City of Ithaca planning board meeting on Tuesday, July 22, Jason Fane, during the meeting’s later stages, woke everyone up with a sketch plan that proposes a 12-story apartment building in Collegetown at 330 College Ave., which is best known as the former home to Green Café. ............ I don't believe I've mentioned the Belle Sherman Cottages development before. It's located on a fairly small sliver of land within walking distance of Cornell University and a shopping center. The stand alone cottages start at about $330,000 and the Townhomes start in the mid $200,000s. Here's a link to IthacaBuilds project page including pics of the progress. They are selling much better than I thought they would.

Looks like some of the new downtown hotel projects may be started soon (from the Ithaca Journal):
http://www.gannett-cdn.com/-mm-/913a...august2014.jpg Ithaca Marriott may build soon, Hampton may follow David Hill, dhill@ithacajournal.com | @Ijdavidhill 5:24 p.m. EDT September 29, 2014 Hotel construction in downtown Ithaca is soon to be checking in. The company building the long-awaited Ithaca Marriott on the east end of the Commons has chosen a contractor, who says it hopes to start construction in October. Urgo Hotels, the company behind the 159-room, 10-story Marriott planned for what’s mostly a small parking lot next to Madeline’s restaurant, has chosen William H. Lane Inc., of Binghamton, to build the hotel, according to an announcement from the construction company. Lane hopes to begin construction in October........................... There's another new apartment building proposed for Collegetown. Not big, but urban infill nonetheless. Article from the Cornell Sun.

An update on several projects from the Ithacating in Cornell Heights blog. There's some even some proposed to start fairly soon. The old County Library site has had another developer drop out, but my favorite (DPI condos) is still in the running.

More info regarding the Carey Building rebuild (though I did notice the article says six stories when the developer actually is looking to make it seven). From the ithaca Times:

Looks like the branding for the Hampton Inn has changed. The project is listed in the first post as item #9. Hilton is rolling out a new brand, and Ithaca will be getting one (from the Ithaca Builds website):

I just hope this is not another false start. As the article's title states, this issue has been going on for a long time. From the Ithaca Journal:

Here's an article from the Ithaca Times which is a bit on the optimistic side regarding the expected hazardous material clean up which will be required for the huge Chain Works project (located between Ithaca College & downtown) on an old industrial site on South Hill. The entire project is guesstimated to take 10 years, but until the site is "clean" no true length of time can be given. I'm keeping my fingers crossed:

I know affordable housing is a huge issue around the country, and as everywhere else, Ithaca is trying to deal with it. An Ithaca Voice article has this headline:
Report: Ithaca home prices soar by ‘stunning’ 51 percent in decade Here's the link: http://ithacavoice.com/2014/11/repor...ercent-decade/ While this is second highest in the nation, the city is poised to increase market rate housing in a big way. (hopefully dense and tall) The hold-up is accommodating city/town/county rules requiring affordable units in new developments. Developers are having a tough time working the numbers and getting the financing. Kind of a no win situation. |
Thought I'd map out some of the downtown Ithaca projects.
For the east side of downtown: https://farm8.staticflickr.com/7544/...20190d33_o.png The red outline is getting a Hilton Canopy Hotel http://ithacabuilds.com/wp-content/u...n-Ithaca-2.jpg The Green outline building is adding 5 floors https://brancra.files.wordpress.com/...rey_rev4_2.png The Blue outline is getting a Marriott Hotel https://brancra.files.wordpress.com/...ott_rev1_1.png The Yellow outline block is yet to have a redevelopment proposal, but it is zoned for a 120 foot height limit. Hope to see something grand there some day. Here's an entry from Ithacating in Cornell Heights which updates a couple of housing rehabs in the Collegetown neighborhood. I just don't understand the second building in the entry :koko: :

As with everything in Ithaca, two steps forward, one step back.
Just as the Marriott Hotel project is ready to launch (after over 5 years of stops & starts), this (from the Ithaca Times): Planned Marriott Sign Too Bright, City Board Says http://bloximages.chicago2.vip.townn...7bbc.image.jpg Posted: Wednesday, December 17, 2014 9:24 am | Updated: 12:11 pm, Wed Dec 17, 2014. By Aaron Donato Filling hotel rooms is an important revenue priority for the City of Ithaca. At a specially scheduled meeting of the Planning and Development Board on Tuesday, Dec.16, signage at the planned Downtown Marriott was discussed in depth to set a precedent regarding large downtown hotels impact on the downtown cityscape. Matt Jalazo, representing Urgo Hotels, received criticism from the board regarding the placement of signage on the east side of the planned hotel regarding brightness and position of a planned sign. The size of the sign would be larger and brighter than almost any currently existing signage in Ithaca. Board member McKenzie Jones-Rounds was concerned that granting a variance would set a dangerous precedent for other large hotels to also request large signs. Various board members were concerned that the sign would clash with the downtown aesthetic and unanimously requested that other options be considered. Updated designs are due to go before the board at their next meeting before Urgo Hotels will have to go before the Board of Zoning Appeals to request a variance for the planned signage. :( Here's the link: http://www.ithaca.com/news/planned-m...b19d5c68e.html |
Ithaca Neighborhood housing is weighing options for a piece of property on the city's Northside. There's potential for affordable housing units in an area that needs it. From the Ithaca Voice:
