On March 7, a 33-story, skyline-altering residential tower was publicly revealed at a joint community meeting hosted by Evanston, Illinois’ 1st and 4th Wards. Slated to replace a bank drive-through and vacant lot at 601 Davis Street, the project comes from Vermilion Development – a firm that previously planned a 27-story tower for the same site back in late 2015.

The new, glassier proposal would contain 318 dwelling units, parking for 179 vehicles, and roughly 6,700 square feet (620 square meters) of ground-floor retail space. The older, two-story University Building at the corner of Davis and Chicago Avenue would also be preserved under this latest plan. At 33 stories, the project would surpass the 22-story, international-style Chase Bank Building to the immediate northwest as Evanston’s tallest building.

Some Evanstonians in attendance at the meeting were not thrilled with the increased shadows, traffic, and “wind tunnel” effect the new development could potentially create, reports Evanston Now. On the flip side, the project is expected to add 770 construction jobs, 27–31 permanent positions, and $750,000 dollars in annual tax revenue to the local economy.

So far, neither the 27- nor 33-story versions of 601 Davis have revealed a timetable for seeking the zoning changes necessary for the project to move forward. The developer is also behind a plan to replace the abandoned Lakeview gas station at Sheridan and Broadway in Chicago with a new mixed-use development containing 100 apartments and 2,200 square feet (200 square meters) of retail.

The project will be in front of the Planning and Development Committee of the Evanston City Council on Monday evening January 22 at 715pm.

The project replaces a vacant parcel and a decades old Chase drive-thru with a new 33 story building (7,500sf of ground floor retail with podium parking and a setback tower).

it'd certainly be exciting to see evanston finally get a new tallest building after nearly 50 years, and this looks like a nicely designed tower, but i have serious doubts that the evanston city council will approve it at its currently proposed height.

they'll probably ask the developer to lop off 10 or so floors and approve it at ~250'.

Was supposed to go before the Evanston council this week for a vote, but was tabled until the 22nd.

evanston's city council is now mostly constituted of height phobics.

the chances of a tower over 300' being approved by the current city council are nil.

We need more urban suburbs (with high rises) than just Evanston and Oak Park. More options for developers.

Aww hell,just pile um all in the city, in the meantime. More for all almighty Chicago, I guess...

And they look so miserable and angry looking. They need a hug, I think that would help. Free hugs for NIMBYS? Might require a vaccination now that I think about it.
