Farmer's Market Moving
The Farmer's Market is being moved to 720 North Fifth Street starting May 7th with this Saturday as the last one at the current location. I anticipate this move is due to the proposed tower at the current site and pending demolition of adjacent buildings to the Farmer's Market. No news in the article on the proposed development though.

The whole extension to Northwest has been a fail so far IMO. Communities along 19th Ave hate it. It hasn't done much for development so far except the new fast food restaurants like Chic Fila and Chipotle are car oriented and have no dining rooms because of LR traffic. I think they would have been better off keeping it on Camelback and extending to Grand Canyon to connect them but I'm sure Sparky had something to do with killing that idea. |

I mentioned it a couple times awhile back, but I will explain Link 3 for those who missed it.
The third tower is NOT the 19-story tower. The towers approved height and density are tied to the parcel on the lot, not the phase in which they are built. The original Phase 3, 19-story tower was increased in height to 27-stories and built second due to an approved reduction in the parking ratio requirement. The remaining parcel (originally Phase 2) is still approved as the 25-story tower, but if they apply the same parking ratio reduction amendment, it would allow them to increase the density of units and the tower would grow from 25 to the 30-36-story range depending on the unit mix. Tower 2 has a higher mix of 3BR and 4BR units which is why it increased in height so much. Tower 3 will probably have a mix closer to Tower 1 with more 1BR and 2BR units which affects the ratios. From what I have been told, most likely they will land somewhere in the 31-33-story range, and with the pitched roof shown in the video, it would make the height somewhere around 380'. |
I managed to actually get a decent view from the downtown ASU campus cam today. You can see on the right where everything has been cleared and graded for the Central Station project and I believe that's the Moontower crane to the right of Derby.

Drove by the 14-story Scottsdale and Bell site yesterday and they removed all the signage from the building and have a construction fence all the way around the perimeter. Assuming the demolition of the existing building is eminent, and the developers website says construction is anticipated to begin 4Q 2022. |
