Permits have been filed for a new 30-story hotel at 112 Liberty Street, in the Financial District. The site sits directly across from 150 Greenwich Street and the World Trade Center complex by the intersection of Church Street and Liberty Street. It will be designed by Stonehill & Taylor Architects and yield around 92,300 square feet of newly built space. Demolition of the current low-rise buildings will have to begin before excavation and construction on the new skyscraper can begin. The new skyscraper is proposed to be 327 feet tall and will be the tallest building on that parcel of land.

The lot size is about 6,200 square feet and the structure will be made with reinforced concrete. A total of 230 hotel rooms are expected to be created. Views of Zuccotti Park to the east and Liberty Park to the west would be obtainable from the higher floors.

A completion date and hotel tenant has not been announced yet for 112 Liberty Street. Eddie Hidary of 112 Liberty Associates LLC is listed as the site’s developer.

It would be nice if the developer acquires the BK on the corner.

Much better would be to get rid of the architectural embarrassment (and lost opportunity to provide taxpayers relief) that is the High School of Economics and Finance on the next block down at 100 Trinity Place.

Anyone know if there are any plans to re-develop that POS?

Yes. 100 Trinity is leased by the city from a major developer. Hopefully once the lease is done the site is redeveloped.

The lease for that horrible building (and the other one next door) ends in 2022. Chetrit bought them subject to the lease.

Both buildings are horrible and need to be knocked down. Hopefully we get two towers post-2022.

JMKeynes Jul 10, 2019 12:49 PM

I agree. Hopefully, the city is leasing space elsewhere to house those dreadful schools and won’t seek an extension.

Demolition About To Begin At 112 Liberty Street In The Financial District

Scaffolding and black netting shroud the façades of 110 and 112 Liberty Street in preparation for the demolition of the Financial District structures. The site is located across the street from Four World Trade Center, aka 150 Greenwich Street, and sits adjacent to the intersection of Liberty Street and Church Street. The pair of buildings will soon make way for a ground-up 30-story hotel designed by Stonehill & Taylor Architects and developed by Eddie Hidary of 112 Liberty Associates LLC, which filed demolition permits in March.

A photo from across the street shows the current state of the property.

It’s great to see that garbage go, but it’s a shame that the BK on the corner and the rat-filled pizza place just to the south on Trinity aren’t coming down too.

This is a disgrace.

Something to cover up that blank wall. A lot of rubbish in the area that is prime for infill.

Demolition Completed For Future 30-Story Hotel At 110-112 Liberty Street In Financial District

https://newyorkyimby.com/wp-content/...2/IMG-7785.jpg

Demolition has finished at 110-112 Liberty Street in the Financial District, the site of a 30-story hotel designed by Stonehill & Taylor Architects. The property, which is being developed by Eddie Hidary of 112 Liberty Associates LLC, sits across from the base of Four World Trade Center, aka 150 Greenwich Street, and to the west of Zuccotti Park and Church Street.

Photos show what the property looks like today. All that is visible are the sidewalk scaffolding and green construction. The old low-rise building is gone and work should soon begin on excavation and foundation work.

110-112 Liberty Street is one of several hotels springing up across the Financial District, a neighborhood that continues to see a rise in tourism. New York City is on pace to have nearly 67 million tourists visit the metropolis this year, an increase from 2018’s total of 65 million, capping a decade where the number of visitors has surged, with each year topping the figures of the previous year. This has resulted in a rapid expanse of the hotel industry in tourism-heavy areas such as Times Square and Lower Manhattan.

Stonehill & Taylor Architects’ hotel sits across from a number of subway lines at the Oculus at the World Trade Center and at the Fulton Street subway station. 110-112 Liberty Street is also within one of the most walkable neighborhoods in New York City and is close to shops and dining destinations like Eataly and Market Lane at the Westfield World Trade Center mall and Le District at Brookfield Place across West Street.

Renderings Offer First Look At 110-112 Liberty Street Hotel In The Financial District :yuck:

https://newyorkyimby.com/wp-content/...-1-777x957.jpg

Preliminary renderings from Stonehill & Taylor Architects offer a first look at a new hotel property in Manhattan’s Financial District. The development is located at 110-112 Liberty Street, just one block east of the World Trade Center Complex.

Eddie Hidary of Hidrock Properties acquired the site for approximately $38.5 million in 2018 and demolished an existing five-story commercial building the following year.

The new structure will eventually top out at 20 stories and span 111,722 square feet. The hotel component will comprise 92,864 square feet with 230 rooms. Permits submitted to the Department of Buildings do not specify any outdoor space or amenities that could be available to guests.

As previously reported by YIMBY, the forthcoming property is one of several new hotels under development in the Financial District, part of the neighborhood’s accelerating transition from a center of commerce into a live-work residential community.

At this time, the developer has not commented on a construction schedule nor anticipated date of completion for the new hotel.

WTF? Right across from the WTC they're building a budget-looking "hotel" that Gene Kaufman would probably be too embarrassed to build? It's beyond head scratching... it's horrendous. It's an joke, it's pathetic... it would be so out of place in its ungainliness, hopefully saner heads prevail and they redesign this, because it looks more suitable as one of those hack hotels in 8th Avenue... hey, some of them are loads better than this atrocity.:hell: The blank concrete wall is the most unpleasant, jarring aspect. It's awful...maybe mediocre otherwise but you can't ignore that blank wall, it's way too prevalent.

It's a matter of time before the junk next to it is redeveloped, so the blank wall won't be there very long.

110-112 Liberty Street Awaits Excavation In The Financial District

https://newyorkyimby.com/wp-content/...366767132.jpeg

Quote:

Excavation has yet to begin for 110-112 Liberty Street, a 20-story hotel in the Financial District. Located between Liberty Street and Thames Street directly south of Four World Trade Center, the project is designed by Stonehill Taylor Architects and is being developed by Eddie Hidary of Hidrock Properties, which acquired the site for approximately $38.5 million in 2018.

Recent photos show that no activity has taken place on the narrow rectangular plot since demolition finished last December on the two five-story structures that previously occupied the site. The land is leveled and substantially cleared of debris, and a green construction fence surrounds the northern sidewalk along Liberty Street.

The structure is planned to yield 111,722 square feet, with the hotel component occupying 92,864 square feet spread across 230 rooms. YIMBY last reported that submitted permits to the Department of Buildings do not specify any outdoor space or hotel amenities for guests. The preliminary rendering depicts a glass curtain wall on the main northern exterior. A podium outlined with a white square frame can be seen rising close to the height of the adjacent western building that has long housed a Burger King. The rest of the envelope features a uniform assembly with what looks like four operable hotel windows for every level. The western profile is a blank wall clad in a series of gray panels of varying shades, arranged in staggered strips across each story. There appears to be one small setback at the very top, but it’s unclear if this could be some kind of rooftop amenity space.

It is unclear when work will resume, or what the new construction timeline will be for the project.

While I’m elated that this trash is being redeveloped, It’s a travesty per se that this adjacent garbage is not coming down.

The BK and the low rise next to this site should of gone down. This parcel just seems very underwhelming given the area.
