It looks like the floor at the setback with the high ceilings (and two cut-out terraces?) have no exterior fins, while the floors above have more pronounced vertical fins. The gap adds some visual interest -- which this façade desperately needs...

There is definitely a texture change in the glass after that balcony level. See this pic I took below of the east side about a week ago. It's hard to notice straight on though. This is also visible on some of the renderings.

I'm not sure exactly what you mean, but the the river-front space shown will be public (in fact, it already is, minus for the part under construction). You can go get an overpriced pour-over from Blue Bottle Coffee and drink it on a bench by the river right now.

I don't know what side is the "left side" but all development within 100 feet of the river edge requires a planned development that aligns to everything listed here: https://www.chicago.gov/city/en/dept...es-update.html

Not all riverwalk will look like the section downtown on the main branch.

Its easier to see the texture change of the glass here from the ledge on the setback around the 50th and up.

When this is done, the 805' 1000M will be the tallest under-construction building in Chicago. Hopefully 400 Lake Shore Drive (875') and Lakeshore East Parcel I (at least 950') will keep the current boom going.

True, but the infill that is U/C, approved, or recently proposed is no short of amazing. While too many of the best remaining lots are getting fairly mediocre structures, the continued urbanization and investment will greatly expand viable lots for 800'+ towers which is exciting.
