1,088-Bed X Biscayne Now In The Works

X Biscayne will also be the biggest building yet for PMG’s X Social Communities, which now has 11 projects in 7 markets. X Las Olas, which is under construction, will be second with 923 beds opening spring 2020.

X Miami’s lobby bar and restaurant, Jaguar Sun, and sister café, Mockingbird, have opened to rave reviews and loyal followings, the letter said.

The new proposal is one block away from the recently completed X Miami tower, which was said to already be nearly full, just months after opening. X Miami offers shared living with a rent by the bedroom program, and the new tower appears to be designed for a similar concept.

As with 300 Biscayne, a portion of the property is being left vacant for a second tower (A 98-story Waldorf Astoria is planned at 300 Biscayne).

For the new tower at 400 Biscayne, gradient white, blue and clear fritted glass will rise 120 feet in the air from Biscayne Boulevard to clad the lower levels. Behind that will be a 12-story church (the First United Methodist Church is getting a new facility on its former land as part of the deal to purchase the property) and a parking garage with 527 spaces. White aluminum louvers and artistic murals will cover the remainder of the garage.

An amenity deck for residents is being built on level 9 and 10, including an oversized gym, spa, bar and lounge, and pool and beach areas. Three levels of co-working office space are planned above that.

Levels 14 to 47 will be residential, with a total of 646 apartments. More than half of those (340) will be studios, with the remainder 1, 2 and 3 bedrooms.

Clear glass with white frames will clad the office levels, while gray glass with dark gray frames and dark gray painted stucco will cover upper residential levels.

The roof of the tower will be at 539 feet tall, while the highest point including enclosure will be 573 feet above sea level.

Miami’s Urban Development Review Board is scheduled to review the proposal at a meeting on April 18.

I can’t begin to describe how much I love Miami. If my wife would agree, I'd move there tomorrow. However, its architecture is so damn boring. Oh well. At least South Beach’s old Art Deco buildings are great.

CONSTRUCTION PERMIT PENDING FOR 573-FOOT TOWER AT 400 BISCAYNE

Construction permits are now pending, including a phased foundation permit and a permit for the actual mixed-use tower.

Some activity already appears to be taking place at the site, where demolition and site clearing began in December.

On April 17, Miami’s Urban Development Review Board voted to recommend that Miami’s Planning & Zoning Department approve the project. The vote was 4-1, with the sole negative vote complaining about the dark colors proposed for the tower, according to Miami Today.

According to the construction permit, a total of 1,001,500 square feet will be built in the new tower, at a cost of $175,262,501. The project will include 714 residential units, the permit application states (those numbers may have been placeholders, with the UDRB application listing 646 residential units).

John Moriarty & Associates is listed as the contractor.

400 Biscayne will include 714 units, or around 1,100 beds.

400 Biscayne will include 714 apartment units with a co-living design that includes a rent by the bedroom program. The developer previously said that 400 Biscayne would have over 1,000 beds.

A church and office space are also part of the plans.

The tower itself will top off at 573 feet above ground, putting it among the tallest currently under construction in the city.

One block away, the X Miami tower built by the developers with a similar concept is now nearly 90 percent leased after opening last year.

Also being built at 400 Biscayne will be a 20,000 square foot sales center for The Waldorf Astoria Hotel and Residences Miami. Completion of the sales center is scheduled for the end of 2019.

The Waldorf tower will take at least three and a half years to build, and will become Miami’s tallest tower at 98 stories and 1,049 feet above sea level. It is planned to be built at 300 Biscayne Boulevard.

Centennial Bank and Square Mile Capital provided the financing. In a statement, they said that the success of the nearby X Miami tower built by the same developer gave them the confidence to issue the new loan. Centennial and Square Mile also financed X Miami.

Andrew Warman, Jonathan Blank and Lowell Plotkin led the PMG team on the closing of this loan. Luis Flores led the team of Saul Ewing Arnstein & Lehr attorneys who represented PMG and Greybrook partnership in closing the transaction
