Proposed 32 story tower in Des Moines.

Somehow no thread existed for this even though it was proposed last July.

A preliminary agreement was recently approved by the Des Moines City Council for this tower which will contain 200 apartments, a 568 space parking garage, movie theater, and rock-climbing facility. Plans are for construction to start next year.

Haven't been out to Des Moines in over a decade, but good to see some skyline change out there. It's a nice downtown area, 200 more apartments will be real good.

This project is still alive. The developer has hired their architect and contractor and is attempting to lock in their financing this spring for a hopeful summer construction start. A parking ramp currently on the site could start demolition as soon as April if all goes to plan.

Also, the price tag has increased to $122 million and the developer has dropped plans for jazz club, but will be adding a boutique hotel to the mix.

The $122 million project with its 32-story tower still promises 200 luxury apartments at Fifth Avenue and Walnut Street, where the city recently closed a 620-stall parking garage.

Des Moines leaders wanted the developer of the site to replace the garage with a new parking structure, which resulted in months of negotiation.

"The city challenged us on how can we accelerate replacement of the parking," developer Justin Mandelbaum said at Monday's city council workshop. "But I think that created a win-win because that has now allowed us the opportunity to fit a hotel into the plan."

Hotel guests parking in the ramp would help maximize revenues for the garage.

This is MUCH better looking than the earlier version, especially the corner midrise portion.

Oh, that's a shame. I thought the tower portion of the old design was better. I do like the podium on this one more, and that lobby does look nice, but the other tower design was more distinct. You can only do so much with a glass facade before things get boring and common.

Downtown skyscraper 'The Fifth' climbs to 39 stories

Upon completion, the 452-foot building would become Iowa's third-tallest, behind only the 45-story 801 Grand tower and the Ruan Center, which has only 36 floors but is 460 feet tall.

Mandelbaum recently submitted updated plans to the city's Urban Design Review Board, which will consider the project at its Tuesday morning meeting.

"The development feels the same," said Justin Mandelbaum, principal in the development firm. "It just got a little bigger."

The Fifth will include several structures, including a five-story office complex that will house a nine-screen movie theater. The 39-story tower facing Walnut Street will include a 117-room luxury boutique hotel and 201 apartments. An 11-story, 694-stall parking garage will stand between the two buildings.

Wow!! What an awesome new design and this will further push Des Moines up in the beautiful/cool mid-sized city skyline catagory, however its already there.

New Details Released for Downtown High Rise ‘The Fifth’

Mandelbaum Properties says once its new building called The Fifth is built, the luxury hotel within it will be managed by 21c Museum Hotels of Louisville, Kentucky. The company is a luxury brand with locations across the south.

They’re known for having art museums inside and The Fifth will feature one of those as well.

The hotel will have 131 rooms and feature a ground floor restaurant, a 12th floor bar, and spa and fitness facilities that will be shared with those who live in the building’s apartments.

The building will also feature office space, apartments, and even entertainment within its 40 stories.

The Fifth is expected to be completed in 2021.

Finally. October, 2018. Now if they get going on the 33 story tower at 7th and Walnut, the Des Moines skyline will really get a shake up.

The 110 million dollar Kum and Go HQ in Western Gateway Park is nearing completion and is spectacular; truly an architectural masterpiece. The venue, adjacent to the PappaJohn Sculpture Park and on the Western side of the skyline is awesome.

Hmm, per urbandsm.com only the parking structure is being worked on at this point. Following skyscraperpage protocol, this one has a bit too go to be considered under construction.
