Are CMK going to include a park and riverwalk similar to Southbank?

The riverwalk is mandated and I'm sure they'll be green space. We haven't seen any site/architectural updates in sometime.

I don't think we've seen any sort of plan for the south site since CMK and Lendlease parted ways. Hoping this 21-story building isn't a total dud.

I wouldn't be surprised if we saw movement on the next building for the Southbank/Lendlease stretch north of River City soon too... they've just opened new landscaping areas around The Reed, including a new bit of riverwalk connecting the existing stretch to Polk Street.

Along with the DPI buildings in the 78, this area could become very active soon.

Speaking of which, does anyone know whatever happened to plans for the tower at Roosevelt Collection?

Nothing yet. I imagine it will come from Ralph Johnson/Perkins & Will.

I noticed that there were workers clearing brush from the site yesterday (around the 1010 S. Wells section, south of all parking lots). Looks like permits were just issued too.

It's been years since these were released, so take it with a grain of salt, but here were CMK's plans for Riverline: https://www.riverlinechicago.com/

If they have kept the Ralph Johnson designs in place, I suspect it would be the middle tower they're building first, roughly in line with the empty development lot at Roosevelt Collection.

CMK seems to like using Brininstool + Lynch (RIP) and Pappageorge Haymes. My bet would be on the latter.

My understanding was originally CMK and Lend Lease we’re supposed to develop this together and then they split up with LL taking the northern portion (SouthBank) and CMK doing the south side (Riverline). Only the north side has been the original Perkins+Will design while the south side being up to CMKs discretion.

^I was looking at Alexander's linkedin to see what other projects he had worked on and this project is listed along with 1717 S Michigan, which I believe we also don't have a rendering for yet.

Yes - appears details for the 1010 S Wells project have been retracted from https://webapps1.chicago.gov/buildingpermit. Am also seemingly unable to find anything related to it on https://www.chicagocityscape.com/ (but that may just be user error). I'm curious, do you guys know how long a project like this normally takes to start construction once a permit is approved? Could they reasonably break ground by the end of 2024 or does this look more like a 2025 construction? Would love to consider buying a unit.

Bummer, I thought CMK might finally be ready to pull the trigger at Riverline....and we might have towers going up simultaneously at Riverline and Southbank. There could always wind up being an even better time to start just from a market perspective, but now is actually pretty great. Sure construction financing rates might come in somewhat....might not end up being all that much though.
