Here’s a first look at the short-stay tower planned at Center City Wendy’s site

https://www.inquirer.com/real-estate...-20190822.html

Quote:

A 24-story tower of short-stay apartments would replace the former Wendy’s restaurant building at 11th and Walnut Streets in Philadelphia under a plan to be presented next month to the city’s design review board.

Abrams Realty & Development LLC’s plan calls for a 111-unit tower of precast concrete and metal panels to rise at 1101 Walnut St., where the fast-food restaurant had operated for decades, according to application material posted Thursday to the website of Philadelphia’s Civic Design Review Panel.

The proposal also includes about 6,000 square feet of retail space on the building’s first and second floors.

Abrams, based in Elkins Park, is being permitted to build higher than would otherwise be allowed on the 5,300-square-foot lot in exchange for a $638,280 contribution to Philadelphia’s housing-trust fund for low-income residents as part of the city’s “density bonus” program, city spokesman Paul Chrystie said in an email.

San Francisco-based Sonder Corp., which leases apartment buildings for use by short-term visitors seeking hotel-length stays, has previously announced that it had a deal for the site as part of its Philadelphia expansion.

Similar operators in the city include Stay Alfred Inc. of Spokane Valley, Wash., whose plans here include the conversion of the Lofts at 509 Vine for use by short term visitors, which is displacing that building’s current residents.

The Civic Design Review board, which offers suggestions on Philadelphia’s biggest design proposals as part of the city’s building-permit process, is scheduled to review the plans for 1101 Walnut St. on Sept. 3.

Unfortunately the Wendy's is still standing as of yesterday, albeit gutted and ready for demolition. It'd be nice to see what CDR thought of this, but unfortunately I have no idea how to see the meeting results anymore.

No start date yet as per the CCD Development Report, but certainly good info nonetheless:

This project received a construction permit on the 16th:

Demo of the Wendys should therefore start soon, if it hasn't already. Last time I walked by it was gutted.

You posted the wrong link for this location. Incidentally, there were 2 separate but connected permits approved.

While I normally accept blame for my mistakes, that is Atlas’s fault. I don’t know if anyone else experiences this, but every time I use it, all links redirect me back to whatever it was I first clicked on in my session.

No worries. Yeah i just typed in the address in the search box to get those links (i guess i did that in a roundabout way lol). Excuse my ignorance, but what is Atlas as it pertains to L&I website? I thought that in another thread IIRC

It’s a fairly easy way to check on updates for permits, and see land acquisitions.

Demolition is pending for a Wendy’s restaurant at 1101 Walnut Street in Center City, which will be replaced with a 259-foot-tall, 23-story residential tower designed by JKRP Architects. The project was initially revealed in August 2019, with demolition and construction permits following in October. Since that time, however, no signs of demolition work have appeared on the site. Permis list ARD 1105 Walnut LLC as the owner.

Wow, I didn't realize 1107 was coming down as well. In the renderings above it's still standing. Maybe it's part of a different project? FWIW the bar/restaurant that's currently in 1107 (Top Tomato) was still operating as of a few weeks ago.

I almost wonder if it was issued in error, as I haven't heard anything about Top Tomato closing/this building being included in the hotel project either. Plus, 1107 Walnut is owned by a different group--LD Investment Partners vs ARD 1105 Walnut LLC for 1101-1105 Walnut Street.

Here is the permit:

Not to mention 1107 Walnut also houses the offices of Cecil Baker + Partners.
