51-story condo tower planned for Rainey district

A new-to-town developer is making a splashy Austin debut. Vancouver-based Intracorp, which last month named longtime Austinite Brad Stein as its managing director of Austin operations, is planning a 51-story condominium tower at 44 East Ave.

The 545-foot-tall, 460,000-square-foot building will rise about 20 stories higher than the tallest existing or currently planned buildings in the Rainey Street area.

Downtown Austin’s Frost Bank Tower, for comparison’s sake, is 516 feet tall.

Construction on the project – the first of several Stein said Intracorp envisions in Central Austin – will start early next year, with completion scheduled for fall 2022.

Intracorp did not reveal a price tag for the project.

The tower, which will take the place of a three-story office building constructed in 1983, will have 330 condos – a mix of one- and two-bedroom efficiencies, as well as larger one-, two-, three- and four-bedroom condos. Prices will be announced at a later date.

Lead architect for the 51-story tower is Page Architects.

I like it. It reminds me of the canceled 21C tower that was proposed about a decade ago.

This would be the highest roof in downtown east of Congress. Only the spire on the Fairmont Hotel would be higher.

I'm curious what the prices will be for the range of 25-35 floors.

More towers like this are needed, only with an affordable component. Place like Austin is hot, but I'd imagine the prices will deter folks. Make this tower exclusive in nature, even with 330 units.

Still leagues better than a cookie-cutter community. That's 330 less houses taking up way too much land and being mundane.

Still, though, the suburbs are KILLING it with more housing.

There's a housing project being planned in East Austin about 8 miles from downtown, and they're planning 12,000 houses and apartments, plus over 2 million square feet of commercial space.

Austin appears to be a great city, but its architecture is incredibly lame.

Houston appears to develop the best buildings in Texas by far.

Houston's architecture is the worst in the nation though. It just seems silly to bury Austin for its lack of original design but prop up the place that brought us some real uggos...

Dallas is by far the best for Texas :haha:

Site plan was posted to AULCC page, but the elevations are on page 50, and this only goes to page 16.

On page 5, it lists the height as 582 feet. Gross square feet is 592,249 feet with 334 units and 553 parking spaces.

This area of downtown is going to have a handful of 50+ story towers in the next few years. There are at least 6 towers ranging from 50 to 60 floors in this area in various stages of development.

The developer announced today that the project has financing through the Bank of Montreal. So this one will be starting as soon as it gets permitted.

The project is already approved and breaks ground (Demo in this case) on 10/22, so it's past the VE stage. But I guess they could always not plant the greenery.

Interesting to note that's only 24 feet taller than The Preston. Gives a little context to those photo/renderings. Anyway, looks good.
