25-story mixed-use project set for infill site near Phoenix Art Museum
 
More info on the tower proposed for the SWC of Central and McDowell.

Work scheduled to start in late 2024.

Residents living at the property could benefit from the proximity to the nearby light rail stop along Central Avenue as well as the Phoenix Art Museum, which is located just across the intersection. It's also centrally located between midtown and the downtown core and just north of the Burton Barr Central Library.

"Having a high-rise project, especially 25 stories with no other high rises directly adjacent, is going to provide unbelievable views in every direction," Geoffrey Jacobs, a partner at Aspirant Development, told the Business Journal. "Having all of that retail right next door as a piece of this project is a great benefit to residents."

The new residential building will feature 320 units with a mix of studio, one-bedroom and two-bedroom apartment options as well as 3,000 square feet of ground-floor retail space ideally suited for restaurants at the corner of the property. The separate, additional restaurant and retail space will total about 17,000 square feet, Jacobs said.

Aspirant Development plans to start work in late 2024
The 3-acre site will also allow them to bring large interior and exterior amenities to residents and patrons, Jacobs said. He said they are currently working through the design of the project and through city of Phoenix approvals.

Aspirant Development expects to start construction by Q4 2024 and for the project to deliver about two years after construction commences.

Nick Wood, a partner and zoning attorney at Snell & Willmer, who is representing Aspirant in the project, said the property's current zoning allows for the proposed uses, which means it will not require a public hearing.

Jacobs said they are also in the process of raising capital for the project and that it's too early to know construction costs.

Gensler is the architect, while a general contractor has not been selected. Restaurant and retail tenants have also not been finalized since the project is in its early stages.

Jacobs said they have been working on plans for the new mixed-use project at the site for the past nine to 12 months and are planning to acquire the property. A former Donnelly Financial Solutions building was previously located at the site but was demolished a couple years ago.

Aspirant has developed similar projects in the downtown Phoenix area including The Stewart Apartments at 800 N. Central Ave., a 19-story high-rise that was built in 2018 and sold in 2021 for $125.5 million.

"We're big believers in the growth of downtown," Jacobs said. "When we built The Stewart, ... downtown was very different than it is today, we like to think we were one of the first to come in there and see the future of what's going to happen with [Arizona State University's] expansion and the light rail."

He said the new Central Avenue and McDowell Road project is an extension of their belief in the growing downtown area, which has continued to see new residential towers proposed across multiple infill sites.

They didn't start their pre app until March of this year, so I suspect groundbreaking is at least six months away. 2025 opening doesn't seem realistic at all.

I've never heard of Live Forward but this is the same development group behind 100 Willeta and also some interesting projects noted on their website that I haven't seen before.

On 98.7 today Isbhia also talked about what he may do with the 50,000 square feet of space that this will open up at the arena as well, it will be used to enhance the fan experience and may include more dining options. So there could be an additional nice project coming at the FPC after this too.

It's not clear in the press releases, but this project appears to be taking over Lincoln Union, with an expansion that will include the mercury practice facilities.

That site has so much potential, I'm curious what it will look like. Mat is well capitalized and while anything coming to the long vacant warehouse is welcome, it'd be nice to see some density or public uses as well. Apartments were planned for a portion of the site and there's a lot of parking lot there too.

They only show a portion of the site, and a large surface lot seems to be maintained (although a portion of it will be replaced by the expansion). So perhaps the other side of the site will remain available for development.

A little bummed to see that parking lot get developed on since it's usually where we park for Dbacks games, but I can't be too mad if it means the Suns arena will get new restaurants/fan areas.

Wasn't there some proposed multi-family project also proposed on the North side of Van Buren, next to Verde Park and taking up the entire empty block?

A "flag," or operating brand, for the Ahir Hotel hasn't been determined yet but it's likely to be a major one, said Noel Griemsmann, a senior urban planner with Snell & Wilmer. A two-story parking structure that would have 128 spaces is also proposed with the hotel, according to project documents submitted to the city of Phoenix.

Existing hotel would be demolished
The 2.21-acre site for the proposed hotel, which the family has owned since 2005, is currently home to a two-story Valley Inn Downtown Phoenix hotel. That structure, which was built in 1961, would be demolished to make way for the new hotel should it receive the approvals needed from the city of Phoenix. If all goes to plan, Wood said he expects construction to start sometime in 2024 on the new hotel.

The hotel would be located east of Verde Park and just a few blocks from light rail stations on Washington and Jefferson streets.

DVC meeting in October includes an item about a "mixed-use development project at 1 W. Madison. I'm curious about that, anyone planning to attend?

This is the building on the southwest corner of Central and Madison, next door to the former Sing High restaurant. If I'm not mistaken, this building is used for govt purposes right?

Came here to post this as well. Yeah, it's a county building and there were some rumors about a potential redevelopment so curious to know what is being proposed. The old Sing High building is also rumored to be redeveloped into a hotel or apartment complex so the possibility is here to get some height on this corner.

Both of those buildings are historic (i.e. pre-war maybe from the 20s or so). I'd be interested in what the plans ultimately are for them. I'd sacrifice any and all height to just nicely restore them back to their original look with some new functions. But that's unlikely.
