Dutch Brothers creates LOTS of problems for anywhere nearby, I can't remember if it was them. If so, that'd be quite understandable.
I'm still of the opinion that Phoenix should be getting more urban and evolving away from drive-thrus, but the market doesn't seem to agree with more developer interest fueled by increasing populations and incomes. |

/\ I see what you're saying. I wouldn't call the west side of 7th Ave "lower income" though, until you get to parts of the area around 19th Ave or even the freeway. Willow is certainly upper crust.
What does anyone know about the building directly across 7th Ave from Duke's? Looks like it is doing something with the front. It has a decent mix of tenants which is kind of interesting. The hard corner with the check cashing place really kind of sucks though. And I can't believe Long Wong's has held on for so long... that is some bottom barrel googie architecture for those preservationists. :haha: |

FWIW, prior to the payday loan store on the SE corner of Thomas and 7th Ave -- it's not a check cashing store, couldn't be because of the bank across the street -- there was a proposal to put a Dunkin Donuts in at that site, with a drive through lane. The neighborhood was all for it, I chaired the Willo zoning committee at the time and we supported it. The developer got the necessary zoning adjustments, but the project fell through when the developer and the out of state owner couldn't agree on who would pay for stuff like the archaeological study. So we got the hideous payday loan store.

Small update. Received my records request for Vela (701 N. Central) and the height has been increased from 250' to 291' at 26 floors.
Don't have any renderings except lot markups. But it looks like it will take up the length of the block from Pierce to McKinley. Going to be stumpy. :( |

I would call Vela more wide than stumpy, it at least takes only half the block. Isn't there something going up across the alley that will have some height?

Willo was OK with the 375 foot BMO tower as the maximum height in that area judging by the old three-tower project where the Muse sits now so 31 stories should be fine.
It's ALWAYS nice to see an experienced Chicago developer come into town, and my guess is this will happen. I had no faith that the old proposal would have ever gotten built. |
There are quite a few projects planned on that block or close to the 701 N. Central Ave project. The 601 N Central Ave is planned at 326’, 1st Ave and Pierce project is planned for 402’, and the 901 N Central Ave is planned for 340’. This is excluding the lot that city bought back ASU too. That whole section is going to be developed within the next five. Very exciting time.
