Tower is planned across from Forest Park.

At the beginning of the video, once the drone emerges above the tree canopy, you will see where this tower will rise - and especially at the 1:03 and 1:48 marks.

heres the general area. i believe the parcel immediately adjacent to this proposal also facing the park - the parking lot - also has some rumours swirling about a possible highrise.

i'm guessing that they are going to have to up their game, now.

Proposed 39-story Central West End apartment tower to get sales tax break
By Jacob Barker
St. Louis Post-Dispatch
Jun 20, 2017

A $130 million apartment tower in the Central West End will likely get a break on sales tax for construction materials, an incentive the city is more frequently offering to developers of large projects.

The St. Louis Land Clearance for Redevelopment Authority advanced a measure Tuesday to grant the construction tax break for the 39-story, 316-unit apartment tower.

Developer Mac Properties, based in the New York area, and acclaimed Chicago architecture firm Studio Gang announced the project in December.

Construction was announced to start in November. I suspect the new height will be ~418 feet with the addition of the 3 floors.

Really nice!

Rumor has it this one should be gearing up to begin construction here shortly. The timeline had a November start for foundation work tentatively penciled in.

Moorlands Dec 15, 2017 9:06 PM

Permit was granted for $9million foundation work. This one should soon be moved from proposal to under construction.

Orange construction fencing is up in the lot. I would imagine we should start to get things moving fairly quickly.

We may need to update the height and stories of the thread for this one. According to the West End Word round-up One Hundred is listed at 38 stories and 400'.

Projected to have approximately 322 apartments on 38 floors and to stand 400 feet tall, the One-Hundred will be 90 feet taller than the nearby Chase Park Plaza and the city's tallest residential building. A 335-vehicle parking garage is also planned. The project is projected to cost $130 million. Construction is underway and is expected to finish in mid-2019.

Financing is in place and construction should start within the next month! :)

Quote:

Developers of a 36-story apartment tower in the Central West End say they expect to break ground on the project as soon as next month.

Led by New Jersey-based Mac Properties and affiliate Antheus Capital, the developers applied for a building permit last month to start some of the site preparation.

Utility work is planned this month but construction should start in earnest by next month, said Peter Cassel, Mac Properties director of community development. He said financing is all lined up and the project is making “very good progress.”

Behind the building’s modernist design is acclaimed Chicago architecture firm Studio Gang. When construction is finished around the second quarter of 2020, the $130 million, 316-unit apartment building at 100 North Kingshighway should be taller than the Chase Park Plaza just to the north and the Park East Tower two blocks away.

Contrary to what the Post-Dispatch said about two weeks ago, my report and phone call to Peter Cassel has given me some new information as well as some finger pointing at the city for not allowing the construction to fully take place.

Quote:

...the Building Permit is "Foundation Only" and the total estimated costs for this phase of construction should be around $9,100,312 out of the $130 Million estimated cost of the project. That permit is expected to be issued sometime this week or next week according to city officials within the Building Division.

...His answer on when we can see this project break ground is "by the end of February or Early March". I asked why the long wait on the project. While he didn't have a definite answer, he did make clear that to build a building of this size takes time and that it is better to go slower rather than rush to the final project. In other words, quality takes time. He also told me that construction loans are all lined up and the contractor will be Clayco. He said that they "could've started this month but the building permit was never issued" and "the discovery of the old hotel's foundations led to increased construction costs and longer wait times then that was originally anticipated".
At least we are still seeing some movement on this thing. Read the full story below.

Even though I read on here that a Permit was issued, Peter says that one has not yet been issued for the site, which is interesting.

It appears as though preliminary utility work has begun around the site. Fingers crossed we see heavy equipment move in soon!

The parking lot this is going up on was closed for use on 2/2. Utility work and site prep have begun.

This project has officially broken ground and is under construction. Time to move this thread to Under Construction.

yep. just saw that. it already place-marked on google maps.

Chris Stritzel Feb 22, 2018 2:55 AM

The tower was redesigned to include more glass. This also breaks ground on Tuesday, February 27th at 1P.M. Still 36 floors and 385 feet tall.
