Right behind The Hub, Core Spaces is proposing two new towers in the East Village area of East Lansing:


With the completion and opening of the 10-story “Hub” building at the corner of Bogue Street and Grand River Avenue, national student housing developer Core Spaces is petitioning East Lansing’s government to allow it to build two more buildings, bigger and taller than the first.

If constructed as proposed, these two new buildings would add another 720 student apartment units and up to 1,735 more residents along Bogue Street just south of Grand River Avenue.

Core Campus obtained an agreement with Jeffrey Wells, owner of several rental properties along Bogue Street, to propose “Hub 2” for the properties at 131, 135, 207, 217, and 227 Bogue Street, covering a total of about 1.7 acres. This would involve demolishing four 2-story apartment buildings plus one 2-story fraternity.

Core was unable to obtain a contract for the property housing the Farmhouse Fraternity at 151 Bogue Street, so the two proposed towers would bookend that frat house.

Lansing based marijuana company has blazing expansion plans


After raising $10 million in fresh funding, Lansing marijuana company Green Peak Innovations is primed for a rapid expansion late this year and into 2020, company officials said.

"We hope to triple total production output by 2020," said Matt Gavigan, head of investor relations.

With 200 customers, Green Peak currently operates two grow facilities in the Lansing area, one on Jolly Road and another at its headquarters in Dimondale, which it plans to expand.

Through its retail arm, Skymint, Green Peak operates three medical marijuana retail facilities in Michigan with a fourth and fifth scheduled to open this fall.

The company intends to triple the size of its retail operation by the end of 2020. Tentative locations include Lansing, East Lansing and Ann Arbor.

Gavigan said Green Peak hopes to have up to 10 operational stores by the end of the year and up to 20 by the end of next year.

Green Peak, which calls itself "Michigan's largest holder of vertical medical marijuana licenses," currently owns licenses for approximately 15,000 marijuana plants, producing around 30,000 pounds of product a year, said Green Peak spokeswoman Colleen Robar.

This one's a mess as it relates to styles and massing, but the one redeeming thing about it is that it's using real applied brick and stonework. Just wish they'd have had a better design to put it on.

The ground floor of Block600, particularly the Meijer section, seems to be taking a bit longer than I expected, but it seems to be the steel work is pretty complicated. Here is the mayor, recently, on the ground floor to give you a sense of how expansion the Meijer market is going to be:

I didn't realize it until I saw them framing the ground floor, but this will be significantly bigger than the urban Target that opened down the street in East Lansing this summer. The Meijer market will be 37,000 sq ft; the urban Target is only 23,000 sq ft. Speaking of the urban Target, there is not a time I've been by that it's not busy.

Down on the far-southeast side setting up to serve new hospital, Volaris down on Dunckel is finally taking shape. Suburban-y, no doubt, but it adds 286 high-quality market-rate apartments. Replacing an old hotel, it's scheduled for completion in winter of next year.

In other old school news, a developer is planning to transform the old Holmes Street School on the lower eastside into 41 efficiency-and-1-bedroom apartments.

It's currently going through an OPRA (obsolete property rehabilitation act) certification stage to have the building declared "functionally obsolete" for tax purposes. The developer says it will have "high-end" finishes, which given the neighborhood is something I was surprised to hear. The renovation includes the total re-landscapping of the property, which was developed in 1923.

Historic Temple Building in Old Town to get $9 million renovation


THURSDAY, OCT. 9 — Lansing is poised to approve yet another “brownfield” redevelopment plan, this time for a $9 million renovation of the historic Bethlehem Temple Building in Old Town.

Michigan Community Capital purchased the building in February and plans to add retail and office space to the first floor, along with 31 residential apartments on the upper floors for the “Temple Lofts.” The Lansing nonprofit investment group will also construct a two-story parking garage next to the 1906 building at 502 E. Cesar Chavez Ave. Work should begin in the spring and take about 18 months.

Michigan set to build a $40M visitor center at state Capitol


LANSING — A state commission has approved a slimmed down project to build a $40 million welcome center on the lawn of the Michigan statehouse that will boast adjustable space for meetings and catered events.

The Michigan State Capitol Commission agreed Monday to move forward with the underground Heritage Hall project with funds appropriated in the lame duck session at the end of 2018, the Lansing State Journal reported .

The initial cost estimate was $55 million, but $15 million of that didn't make it through this fall's budget season.

It sounds like the downsizing will mean just one floor instead of two. These renderings are of the two-floor version, but it gives you an idea of what they are going with.

I'm kind of interested to see what it looks like, now. And, hey, if they come up with a solution to the budget fix impasse, it may still get the money it needs for the larger version. Either way, this is a great project, smartly taking advantage of the building's location on a small hill.

A concrete form slipped on the core of The Abbot going up in downtown East Lansing on last Tuesday. It won't affect things long-term, but it was scary when it happened. They called in a crane from Detroit to take the collapsed piece from the core:

For now, the tower crane used to build the core has been suspended, but the other tower crane will continue working.

Lansing City Market to become 'Lansing Shuffleboard & Social Club,' Mayor Andy Schor announces

Sparrow Health System recently posted a conceptual rendering of its planned outpatient surgery center and medical office facility. It will be constructed at the main Sparrow Campus in downtown Lansing to increase same-day surgery capacity. It will be 3 stories, 100,000 SF, located near the northwest corner of Michigan and Pennsylvania (across Pennsylvania from the existing parking deck).

Sparrow is doing a lot right now. Among other things, they also are in the early design phases for the repurposing of the former Eastern High School.

This is a little bit older. The new Billman Music Pavilion at MSU's College of Music was completed about a month ago. It is the first significant addition to the building in over 60 years. At 37,000 SF, it includes four new large ensemble rehearsal spaces, a flex performance venue, faculty studios, 40+ practice rooms, and a spacious lobby. THe design was by Bora Architects (Portland, OR), with help from TMP. It has a $41.5 million price tag.

This is not too long after U of M completed an extensive remodel & addition to their own school of music. Coincidence? Top view is the photo, the second & third images are renderings -

GM said its plan includes a more than $100 million investment in the Lansing Delta Township Assembly plant to produce the next-generation GMC Acadia. South Lansing support critical for U-Haul project

...U-Haul is asking to develop a climate-controlled storage facility at the former Kmart property on Cedar Street through its adaptive reuse initiative. The rezoning proposal before the city will redevelop this property, taking what is now an eyesore and making it productive once again. U-Haul plans to invest up to $10 million in this project, creating opportunity for 25 local construction jobs, as well as up to 15 full-time jobs to south Lansing. This project will improve our community and contribute tax revenue for the city — benefiting every resident and business owner in the process.

Jail demolition to clear the way for new Ingham justice complex

MASON – The original portion of the Ingham County Jail is ready for the wrecking ball.

Built in the 1960s, the old jail will be completely torn down, the first sign of progress for the $70-million justice complex construction project. That portion of the jail was decommissioned more than a year ago as maintenance issues made it difficult to house inmates there, Chief Deputy Jason Ferguson said.

The complex is slated to open in mid-2023 and stay within cost estimates, Ferguson said...
