That law school building is butt ugly. It's taking some of the basic elements of modernism and doing freaking nothing with them. It's completely uninspired, repetitive, and looks like it was crapped out. Thanks for the pictures tho, I've been curious to see Illuminate and Linear rising.

609 N 10th Ave, 4 units on a standard Phoenix lot (50x125', .15 acres). Not particularly dense.

Also, I dropped into an open house today and the agent was telling me how much he loves downtown and is apparently going through permitting on a building called Saint Ambrose with his uncle who is the developer. I think the agent was playing up his role in the development because he couldn't tell me exactly where, he just said "I think 7th and Washington". I did a little googling and it seems like 12th street. http://roselawgroupreporter.com/2015...ntown-phoenix/
From the infill thread:

St Ambrose, SWC 12th St and Van Buren, up to 250 units on 2.1 acres, 65'
https://www.phoenix.gov/pddsite/Documents/Z-28-15n.pdf

I thought this one was one of the more unlikely projects.

I would be surprised if anything substantial were to come of this. The parcels are too small to have much of an impact--like, I'd be surprised if there was anything taller than 3 stories or had a retail component.

We already have plenty of good pizza choices. This place serves overloaded gutbusting pies that appeal to midwestern transplants. It belongs in the suburbs.

We shouldn't be discouraging businesses from locating in the core.

I'm sorry you aren't a fan of this pizza place.

I'm guessing he isn't. I'm sorry but when I went to Chicago, I made sure I had it. it was amazing. Besides you can't compare Chicago-style deep dish pizza to these other pizza places since most of them are more authentic Neapolitan style. World of difference and styles/tastes. If any thing, this one differentiates itself from your Pomo/Cibo/Bianco types and your fast casual like Pizza Studio @ CS.

Midwestern transplants spend money too, and the way I see it the more crowd-drawing restaurants in the city the better.

I welcome another addition, you don't have to go there.

If you check out their website, they located both in the suburbs and in the most urban parts of Chicago (you know, hundreds of highrises, big, big city). Look, I'm from Brooklyn and like my thin, foldable neopolitan pizza, but I have to say, a Chicago pizza done right is amazing, I just don't think of it as pizza...more a casserole...

What? Why are you complaining about a new, and from what I can tell very well loved and respected, business expanding to an urban part of Phoenix? This is great news, more people, more density, more $ coming in to uptown Phoenix. There's tons of gutbusting food in all urban centers, that's just America.

The City has cancelled the Downtown Phoenix land deal that had been under investigation due to Nowakowski's involvement:

^ This is great news. Phoenix doesn't need to become a bastion of corruption like Chicago or LA. It is a "blue" city though, so I give it time...

If I'm reading this right, there may be some consideration of tearing down the theater and replacing it with housing. Having some apartments there might help create steady traffic to support the businesses inside the center, many of which experience feast-or-famine conditions depending on what events or conventions are occurring nearby.
