The 300 leasable units at Life Time Living Paradise Valley will range in size from 850 square feet to more than 2,100 square feet and include amenities such as work-from-home lounge, private dining room, private yoga/fitness studio, meditation area, outdoor pool deck with a jacuzzi pool and cabanas, indoor and outdoor bar areas, grilling stations, outdoor game areas, electric vehicle charging stations and more.

Prospective residents will be able to lease one-bedroom, two-bedroom and penthouse units.

“Bringing the state’s first Life Time Living, along with its athletic country club, to Paradise Valley is a proud moment for Red and marks a major milestone for PV in bringing luxury living and wellness to this market with a first-of-its-kind concept,” said Mike Ebert, managing partner at Red Development, the developer behind the transformation of Paradise Valley Mall, in a statement. “From the beginning, we set out to build something original that would elevate the community to a whole new level, partnering with Life Time is a testament to that goal and a sign of the innovation Arizonans can expect at PV.”

Ebert said Red Development has been working with Life Time for a little over two years to bring these concepts to the PV.

Life Time Living Paradise Valley will be located steps away from the 92,000-square-foot Life Time athletic country club. Located atop the fitness center is a rooftop beach club — which will be a 1.5-acre hospitality deck that connects to the Life Time Living rooftop pool. Inside, the club will have studios for group fitness, barre, cycling, pilates and yoga; a fitness floor with cardio and strength-based equipment for small group and personal training; outdoor pickleball courts; a cafe; a spa; and a child care center.

Ebert said construction is expected to begin in early 2024 on the fitness club and Life Time Living Paradise Valley and both are expected to open in 2026.

Red Development is began its redevelopment of the former Paradise Valley Mall in early 2022 with plans for a 400-unit apartment complex, a Whole Foods Market and a Harkins dine-in theater. Ebert expects the apartment complex by StreetLights Residential and the Whole Foods will open in the summer of 2024 with the Harkins following shortly thereafter.

The 100-acre site will be developed in multiple phases in the coming years. Red Development plans a more than 3-acre central park and community gathering place situated amongst several dining, hotels as well as entertainment and retail experiences and a 130,000-square-foot, four-story Class AA speculation office building. Ebert said the office building will have similarities to that of The Grove on 44th Street and Camelback Road with such as a rooftop deck.

The office project is expected to break ground in early 2024 and open by the second quarter of 2025.

Does ASU have a plan for the lot(s) between the new dorm and the YMCA building? It would be nice if they built something there. It would also further enclose Civic Space Park.

Astra would be located just west of this on the same block. Could ASU build a tower of some sort in addition to Astra? For some reason I thought there was some kind of limit of what can be built on a block, plus view issues, etc.

There's nothing that per se prevents something from going up there. The pedestrian connection to 2nd Avenue adds complications however.

The lot's small size combined with ASU's lack of vision and overall sluggishness are all major impediments to the lot's near-term development however. The site would be good for a higher-end, 300' - 400' student housing tower similar to some stuff going on in Tempe, but ASU's residential partner American Campus Communities does not seem to know how to develop that sort of thing and being more institutional would be risk adverse anyways.

If they are counting within a 6 mile radius from Central/Washington, they are way off. I can count 11 on the top of my head and I'm sure I am missing some.

Any updates on the other side of 7th Ave? Both lots have seen some clearing (both sides of McKinley).

Also I haven't heard anything new on the American Legion lot. In May last year the city voted to go to a month to month lease with them until a new development is ready to move.

7th Ave could look a heckuva lot different in a couple years.

btw if you haven't had a drink at Gracie's Tax Bar, it's a great dive feel and is good for HH (at least that's when I've been).

Both schools plan to expand on that campus, with Creighton planning to double the size of its existing space and Alliant looking for additional space on that campus.

The Virginia G. Piper Creighton University Health Sciences Campus at Park Central opened in 2021 and now educates more than 900 people each year to become doctors, nurses and health-care professionals.

Other health, education and bioscience tenants at Park Central include WearTech Applied Research Center and RadNet imaging clinic, WCUI Smith Chason, DMG Children’s Rehabilitative Services.

Park Central is in the midst of a $1 billion redevelopment that will add hundreds of apartment units, at least 100,000 square feet of retail space, two hotels and a public park and plaza.

Peoria-based Plaza Cos. and Tucson-based Holualoa Cos. are spearheading that redevelopment effort.

Dignity Health, Park Central part of bioscience corridor
Across the street from Park Central is Dignity Health St. Joseph's Hospital and Medical Center, which houses the world-renowned Barrow Neurological Institute. A 75,000-square-foot brain tumor center recently opened on that hospital campus.

As part of its new designation, city officials will work with Park Central and Dignity Health to create a dynamic corridor to promote the advancement of bioscience.

Third Avenue, which separates Park Central from St. Joseph's hospital, will feature shaded walkways, integration of art and a safe environment for students, faculty, researchers, clinicians and patients.

“I am proud that our city is home to the Phoenix Medical Quarter," Gallego said in a statement announcing the new hub. "Phoenix is an emerging bioscience market and we are consistently number one in life science job growth. This is good news for people who live in our city, who want the best possible health care. Health care education, life sciences and research are crucial and the impact and leadership of the Phoenix Medical Quarter will accelerate the work that is already happening in the region.”

Joan Koerber-Walker, president and CEO of the Arizona Bioindustry Association, said the city of Phoenix is at the heart of Arizona’s rapidly growing bioscience sector and continues to expand along the vital Phoenix biomedical corridor.

"With anchors including our best-in-class hospitals, Creighton Medical School, and exciting young health innovation companies, Park Central is perfectly positioned to drive growth today and in the future," she said. "We look forward to working with them in this thriving bioscience hub."

Astra Phoenix thread is locked although from an inside source the project is not dead. The owner is finishing up Ave Skye next door who had to switch GCs at the tail end of the project. My understanding is once they get final CofO and turn over the leasing, they can get Astra off the ground with the new GC (ClayCo) since funding is in place :cheers:

What is the timeline of finishing up Ave Skye? And does Astra have all of their ducks in a row (construction doc approvals, permits, etc.)?

From what I understand they are 30-60 days from receiving final CofO and releasing the remaining units to leasing. So likely 90-120 days away assuming all that stays on track.

The big picture: Plans submitted to the city's planning and development department show a developer's plans for the roughly 252-acre site in north Phoenix.

• The northeastern portion would be a mix of single- and multi-family residences.
• The middle of the property, including what is now the oval racetrack, would be a data center, with other industrial uses planned for the western portion along 19th Avenue.
• A smaller area along Bell Road at 15th Avenue is designated for commercial use.

1 big landmark: A significant part of Turf Paradise may remain as is while the rest is redeveloped — the clubhouse could be used for parimutuel and offtrack betting "and other entertainment/public assembly uses," according to plans submitted to the city.

• Turf Paradise is home to a sportsbook under a provision of Arizona's 2021 sports wagering law that allocates 10 licenses for brick-and-mortar betting sites for non-sports franchises.
• The documents submitted by attorneys for the track's prospective buyer don't mention the sports book or whether it will remain.

Of note: James Watson, the managing partner for the development company, tells Axios Phoenix that the plans are subject to possible changes.
Catch up quick: Track owner Jerry Simms is negotiating the potential sale of Turf Paradise to CT Realty, which has offices in Dallas and Newport Beach, California.

• The property is under contract but no sale has been completed.
• Watson left open the possibility of continuing racing at the track for at least a limited period if the sale goes through.

What's next: The proposal could require an amendment to Phoenix's general plan land-use map.

• Planning officials expressed concern about the proposed industrial uses adjacent to residential areas, and suggested "mitigating design features between those uses."

New hotel in luhrs building
 
It says a lot about a hotel and the vibe it is trying to create when the front desk and the lobby bar are the same thing. That is what the Moxy Downtown Phoenix is doing.

Set to open in June, the hotel, which is located on nine floors of the historic Luhrs Building in downtown Phoenix, is one of the more unique hospitality properties in the Phoenix area, Eren Bicakci, the general manager or “captain” of the Moxy Downtown Phoenix, told the Business Journal.

“The bartender will serve you your favorite drink when you check in,” Bicakci said. “It’s like a college dorm feel with the open spaces and community tables.”

The 164-room hotel was built to be “efficient.” The rooms are smaller, each featuring bunk beds, twins and just a single queen bed. Bicakci said the rooms weren’t meant to be stayed in for weeks or months at a time, but a place to crash after going to a game or concert and drinking at the lobby bar.

“We want to be the party central for the pre-party and after-party. They can have the real party somewhere else,” Bicakci said. “But before the game, before the concert, this will be the meeting point and the place to go afterwards.”

PEG COMPANIES

The hotel is being developed by the hospitality arm of Utah-based PEG Cos., which purchased the building in 2019 for $14 million. The development of the hotel was put on hold for several months because of the Covid-19 pandemic in 2020.

Because the Luhrs Building is a historic property and PEG wanted to preserve and feature many of the historic touches of the building, development took longer than most projects, Bicakci said. Overall, the project cost more than $40 million to develop.

Besides the bar, there is a game area on the ground floor and a library/sitting area above the bar area. The hotel also features a fitness center and will have valet parking.

European roots
The Moxy brand is under the Marriott International Inc. (Nasdaq: MAR) umbrella and has its roots in Europe. The Moxy brand has been associated with hanging up provocative images and throwing big parties. While it still is a bit irreverent, Bicakci said some of those vibes have been dialed back a bit, but Marriott wants Moxy to be one of the most edgy brands out there.

“It is literally one of my brand standards to force my employees to have fun with the guests,” Bicakci said. “We are not saying ‘sir’ or ‘at your service,’ ‘how may I help you?’ If you call the front desk, we will pick up the phone and say ‘Hey, what's up?’”

PEG COMPANIES

This is the second Moxy hotel in the Valley, coming after the Moxy in Tempe, which Bicakci said has performed well being near Arizona State University.

Jairah Ramirez, Moxy Downtown Phoenix’s director of sales, said the property is targeting both business and leisure travelers, as well as locals who want to extend their night out in downtown Phoenix.

“We are for the weekend warriors coming out for the concerts, the shows, the games, all of that,” Ramirez said. “We like to call out guests the ‘fun hunters.’”

While set to open in June, the property is taking reservations online starting in August.

This is awesome, I am a big fan of Moxy. Stayed at the Moxy in Downtown Portland recently and I'm not sure I would stay anywhere else. They are branded towards younger travelers so it has more of a hostel and communal feel despite having your own hotel room.
