The proposed 299-unit building, outlined last week in a presentation to the Center City Residents Association, would rise on the 1600 block of Sansom Street, taking the place of the garage with ground-floor retail tenants that include a branch of the Federal Donuts fried chicken chain.

Dustin Downey, Southern Land’s senior vice president for residential development, said that the country “will hopefully have COVID well into our rear-view mirror” when the project is ready for residents in 2½ years, at the earliest.

“The market for Philadelphia will always return, particularly in this location,” he said of the upscale neighborhood in western Center City, which has some of Philadelphia’s highest rents and property values.

I hope that bet of urban life returning pays off. I think it's a bit crazy for a ton of city dwellers to flee to the suburbs now. We shall see

The building is certainly quite a looker. I'm excited to see it built.

I always lament those big garages all along Sansom Street so I'm glad to see one bite the dust. Federal Donuts will need to find a new home though.

Chicago's Solomon Cordwell Buenz has quietly built quite the portfolio in Philadelphia. St. James, The Murano, The Laurel, this new building if built, and they are the lead architect for the Cathedral Place towers as well (if those get built).

Its always a good day when you hear a 27 story tower will replace a 4 story parking garage. The urban haters over at philly com are skeptical due to covid.

Urban centers will always thrive and live-on , history has taught us that.

It's a great proposal and will help Center City and Philadelphia grow. We do need more residential towers in the city and this proposal helps. It's especially better that the current parking garage gets replaced and hopefully an underground parking garage is in the works with this proposal!!!

I really thought there was going to be a blank wall on the south side but thankfully it doesn't, the core is in the middle. Too bad the core will stick out of the roof by 20 feet, but overall it's an interesting looking building. I hope that crown lights up too

This is a great location for a residential tower. The building might not be exciting but it is respectful and will have an impact on the skyline.
This makes me happy.
