Received the newest documents (dated 1/2021) on Palmtower this morning. I can confirm this is indeed still the Will Bruder design. Officially, the penthouse roof tops out at 311', but the parapet only goes up to 292' leaving 19' of elevator shaft and mechanical equipment showing.

For some reason, I thought Phoenix code required minimal penthouse and mechanical equipment be allowed to show? Stewart, Aspire, Kennect, X, Link 1 and 2 and Derby have all added rooftop features/parapets to minimize seeing the penthouse/rooftop equipment. I would love to see the parapet go up to 310' to cover everything up.

So "technically", we are getting another 300 footer. If they would just extend that parapet...

I'll take it. Decent enough height, the green elements are pretty unique, and Will Bruder gets his first high-rise after all this time.

Great news!! I’ve been really looking forward to this one, rounded design is different and will help stand out!

Would anyone happen to have any updates or info on The Jefferson/Barrister?? This one feels like a slam dunk but developer keeps dragging their feet. Last I remember was some permit activity for interior demo work

looks really good! not happy about losing 80' or whatever but clearly phoenix is embracing density over height. one day we will get that statement tower and it will look good against dense shoulders

It’s not a “cycle” If it’s just continuing, it’s been going on for about 5 years with no ending in sight.

44 Monroe
 
44 Monroe has apparently began fixing their balcony problems. I noticed today while driving that there was wood on a few of the balconies 3 floors down from the top along with a protective pedestrian scaffolding along Central and Monroe.

Decided to check on it and found there is indeed a permit that was issued on July 6th for all new glass and railings for all units. You hear that Fawd? You can finally move back! :haha:

I've found it odd that this wasn't covered anywhere, but Milum Textile Services on 7th Ave north of Van Buren seemingly and/or quietly closed in 2019.

I called their number and the recording said they transferred all their business to Alsco (sp?), a national company which ends their decades of locally-owned service.

The County assessor still says Milum still owns the complex which is especially weird because businesses that go out of business sell assets.

The Arizona Corporation Commission lists them as recently dissolved as of 06/29/2021.

In any event, there's 3 acres downtown that just might be another development site. Anybody know what might be up there?

That is very concerning... potentially. That is such a killer complex stretching between 7th & 6th Ave. An awesome art deco/moderne industrial/office complex, if not overly huge and prominent, it's obviously fairly rare to be remaining alive. I hope preservationists have it on their radar, or just anyone that ultimately buys it wants to preserve the building(s).

I thought it was going to be demolished with a small portion preserved for retail?

I know I’m the resident poo-pooer on preservation but what the hell does anyone see in this old factory worth preserving???

Preserve the Orpheum and old houses like knipe and Pemberton but this POS has nothing special going on with it other than being old which in and of itself is not special.

Flatten it or have an abandoned eye sore on that corner for 10+ years

I think the art deco building on 7th Ave and that line of old warehouses on 6th are cool by themselves, but old does not mean historic. And rehabbing either of them for modern codes is going to cost an absolute fortune. I notice the building's corner on 6th is showing some really bad structural issues.

Found the listing: for sale at $7.6 million. 2.4 acres, 45000 square feet. Some cool photos on the inside.

I’ll say I think preservation of old buildings is usually overboard here for really crappy buildings. I do think the 6th Ave side warehouse and the actual Art Deco type structure are worth keeping. The garages shouldn’t tho. I think they could do some really cool redevelopment on the Art Deco and 6th Ave warehouse buildings. The warehouse could make a great event space or offices, maybe even lofts. The Art Deco Building could make a cool entrance to a apartment high rise.

I agree with you completely. The office building on 7th has some cool art deco features with a strong 50s vibe, maybe some of that could be preserved. But the rest of the factory is just a basic old brick building. Being brick and old alone should not be grounds for preserving it.

I see your side of it too. And typically agree (and dislike preservationists' typical way of going about things).

To me this a very rare building within Phoenix and "they don't make them like they used to" (on many levels with this one). I see incredible potential if it were rehabbed (costs notwithstanding). Also see incredible potential without preservation.

The most appealing thing here for any prospective developer:

That means it should be super easy to get anything funded for it. Height of 600’ would be nice - but seem out of place for that location. But Astra wouldn’t be too far away, no?
