Randolph & Peoria isn't so far out of the core as to think it won't ever be swallowed up by the growth of downtown in the coming years, even if built out to its original height of 570'.

Sterling Bay is building 3 ~20 story office buildings at Kinzie & Green and there are several projects by Shapack Partners along Lake St, several blocks away. Randolph & Peoria is easily going to be swallowed up in the coming years

I figure Burnett will ok it now over NOWL objections since it's endured two height chops...to probably arrive at the size Related wanted to build lol.

If it was 570' at 51 stories, using the same height to floor ratio, at 36 stories it should come up at somewhere near 400'. Obviously, lots of factors at play here (taller floor typically for the first floor/lobby, shorter for the garage deck, etc.

Guesstimation is at heart an inexact science ;)

Sort of... I mean it'll be shorter than two other towers already on Halsted, and likely others that will come soon. This thing went down 250 feet since proposal. Why can't they just be honest with themselves when they propose these towers and build the mediocre tower they always knew they would? :(

From the developers standpoint, isn't it better to get approval for a taller tower just in case you can build it? I imagine having to request an additional 50-150 feet is more challenging than building it 50-150 feet shorter than proposed. :shrug:

no. when it was first proposed its height was listed at 570'.

570' - 440' = 130' height reduction.

Yeah we can complain about the height chop or we can relize that towers like this and the other tall proposal by Morgan are effectively going to end the myth that the West Loop is a "Midrise area", this is a Westerly expansion of the Loop now everyone, get over it and accept the new density. This area will soon be host to a half dozen new 20+ floor towers, Midrise West Loop is a cute notion of the past. Soon we will start seeing 700' office towers along the Kennedy...

I suspect that's how the game has always been played here. . .

Step 1 :: Design reasonable building but propose one that will never get built
Step 2 :: Reduce height to original design to appease neighborhood groups
Step 3 :: Deposit campaign contribution into alderman coffers

Only 1 south Halsted would be taller if this is built to 440 feet. But this guy is on the other side of Peoria. It would be the tallest building in a 3 block radius. It will have a huge impact and complement all the new midrise density in the area nicely. Are you sure you aren't thinking of Related's other proposal, 725 W. Randolph?

So I "heard" this...

The building will now be rental vs the originally proposed condo.

I asked about the height and was told "495'" and was told about 35 stories.

I asked again about the height and 495 was uttered :shrug:

I asked about plan commission... there was a bit of push back, so hopefully in the next few months.


That's all's I know...

One of my favorite proposals in the West Loop. I can't wait to see it built. I would love more Morris Adjmi buildings in Chicago.

Hold your excitement until you're staring at it being built given Related's history of exterior VE.

The switch to rentals is good but man how are they going to get the height approved. Unless they've cut some side deal to quell opposition which is possible I guess.
