ABC shopping for new building downtown

Under a 2013 zoning scheme, the eight-story No. 304, with 300,000 square feet, could be enlarged by adding stories, and the remainder of the block turned into housing.

The site can hold up to around 1.2 million square feet, sources said, and when The Mouse wants a new house, everyone listens.

“They are looking at that property site and others with the criteria that it’s the best building to meet their 21st-century technology needs,” said a Disney spokesman.

The site is currently improved with several mixed-use buildings and contains a total of 86,025 square feet zoned for the Special Hudson Square Zoning District. The zoning permits residential development with ground level retail at a maximum residential floor area ratio (FAR) of 9.0 times the lot size. This base FAR will be bonusable to 12.0 times the lot size with inclusionary housing. 304 Hudson Street, an existing office building must remain commercial space, but can be increased in size to reach 9.0 FAR from an existing 6 FAR.

I'm not in favor of this. The old building they're thinking of razing is nice.

I think that ABC will give us something noteworthy, they would not be satisfied with some glassy box.

Would 700 ft out of line for the area? 1.2 mil-sq ft can go far, especially if its a mixed used, with an office component.

It won't get near that height. We're talking more about space than height here in this district.

I believe the maximum height on this particular site - under the new Hudson Square Special District - is less than 300'. All about bulk, not height, in this area.

It's less about bulk and more about limiting height after Trumo SoHo came to town. 600' skyscrapers aren't necessary, but expect the skyline here to plateau quickly. Most of the projects in the area have been residential, it will be interesting to see what an office proposal will be like here.

Disney says its Fox takeover will take effect on March 20

Analysts expect that Disney will lay off at least 5,000 people — some on the Fox side, others on the Disney side — as a result of consolidation. The company has not commented on the specific plans, but investors have been told to expect "at least $2 billion in cost synergies by 2021 from operating efficiencies realized through the combination of businesses."

City Winery to relocate from Hudson Square

Trinity has moved to dismiss the suit.

The mega media conglomerate, which now owns 20th Century Fox, Marvel, and Star Wars, announced plans to break ground on its new, 22-story New York City headquarters and studio space come early 2020.

Designed by One World Trade Center architects Skidmore, Owings & Merrill, the new HQ is currently called “4 Hudson Square” and will command 1.2 million square feet over an entire block between Hudson and Varick streets and the parallel of Vandam and Springs streets also.

After its estimated four-year completion, ABC World News and ABC 7, which are both owned by Disney, will be relocated to the new facility. Their audience programming such as “Live With Kelly” will be taped in the basement of the new headquarters, officials on the project said.

At the time of announcement, which came on the same day as the debut of the Disney+ streaming service, design partner Colin Koop said that the 4 Hudson Square is one of the “most important projects happening in New York City.”

While the headquarters announcement wasn’t planned to coincide with the launch of Disney+ syncing, Koop said it just happened that way.

“We were ready to show and they were too,” he joked.

One of its most unique features is the tenth floor atrium that will sit 155 feet above ground. It’s there where the upper floors will part into twin spires between an extensive rooftop atrium.

“You get rooftop space here that you couldn’t get in a skyscraper,” Koop said, noting that the comparatively low roof will be looking toward water towers nearby and skyscrapers at a distance, giving the building a “romantic” feel.

The rooftop space, which is reminiscent of one Marvel’s Spider-Man might swing through, was heavily inspired by the central space at Pixar Animation Studios in California, project officials said.

Koop said that the feel of the building will be “truly modern while inspired by the past,” explaining that 4 Hudson Square’s terracotta facade will be surrounded by masonry style buildings and will appear to change color based on the lighting surrounding its connected glass panelling.

4 Hudson Square also plans on beating the NYC energy code by at least 25 percent while also working out a collaborative plan with the Hudson Square BID to beautify surrounding sidewalks, project officials explained.

Damn, that is a classy design. Simple facade with just enough texture to add dimension and depth. I also admire the golden features in certain areas of the building. Overall, this building looks to be heavily thought-through, not just in massing and outer appearance, but also how it fits into the architectural context of the neighborhood.

They designed 1WTC. Why couldn't they put so much care into 1WTC as they did here? Yeah, it all comes down to the wishes of the main leaser, but I can imagine if 1WTC had an interesting facade like this one.

It kind of looks like something SHoP would have designed. The terracotta is a nice touch.
